Hypothetical Boardwalk Tower

What about parking for this new tower? I haven't driven a car to the crescent lake resorts yet...is there adequate parking there for not only the existing rooms, but an extra, say, 250 villas?
 
Can we make the tower big enough to block out swolphin 🤣

I don’t know about this guys, seems with epic universe that Disney just assuming more and more people will always come is being put to the test
There has to be a limit where guest experience in the parks becomes at the detriment to having more people staying on property
Focus on making the parks and entertainment experience better and they will come

Also, why not convert BWI and move convention stuff to Yacht Club
 

I am a huge Disney and DVC lover but I absolutely hate these generic towers Disney’s doing now. They look like any Marriott you’d see in any city. It’s sad. I guess the days of amazingly and intricately themed resorts are over. Imagineering is a shadow of its former self, especially when it comes to the new resorts.

I agree with the first part of the sentence, I love highly themed resorts like BWV or all the lodges, but I don't think it's the Imagineers' fault.
Look at what they've done in Tokyo. Fantasy Spring is incredible everywhere you look at. The new Fantasy Spring hotel inside is fantastic. But outside it look like an hotel you can find near an airport, bland is a compliment. They're the same people, sometime being able to stretch to the max of their ability, sometimes they're constrained by other factors, mostly budget.
If DVC were to give them a blank check, we would certainly get another resort the quality of AKV. But why would DVC spend more? The resorts sell easily even like they are being built now.

Back to a tower in BWV, I think if they do it would be to open when there are 6-8 years remaining to the BWV lease, so when they refurb it in 2042 they can add it to the same association (or Trust use plan) and give it 42 years instead of 50.

Yes!!!! Love the idea of a Tower at crescent lake. The Dance Hall location at Boardwalk would offer views of TWO theme parks so DVC could market TPV with twice as many rooms (would Swan block view of DHS from Dance Hall Tower?); even the standard 'resort' view rooms would have a crescent lake view! No bad choices!!! Man, I like this even better than my BCV Tower fantasy with an Epcot view....
 
As a BCV owner for 22 years now, what this area does not need, are more DVC rooms. If they tear down the dance hall, they need to put up a decent, affordable food court type place. Thats what the entire area needs!! Something we can grab and bring back to our rooms. The choices are so darn limited right now.
You've got a fantastic idea! Although BCV is my favorite resort, it's despite the fact that the QS offerings are lacking. I'm lucky that now I have an AP and can go into Epcot to get a meal (Quiche and dessert) at Les Halles. Otherwise, no great offerings.
I don't really like the hotel-y, big and tall towers (yeah, I know some might say BCV isn't too different), but that seems to be what sells nowadays. But I prefer your idea of a food court.

It’s not so bad now that valet parking doesn’t take up the entire lot next to the tennis courts. But they’d have to be stricter about parking there without a reservation of some kind and maybe enforce time limited parking for reservations, because people use it as Epcot/DHS parking (breakfast at Trattoria, leave the car there all day).
How much sq ft do we think are the Dance Hall, JellyRolls, and Brewery?
This entire end of Boardwalk is potentially empty.
The Brewery is beneath the central part of the BW view wing (see diagram here https://www.disboards.com/media/bwv-boardwalk-view.62896/), so I don’t see it becoming part of the tower. However, JellyRolls is at the end of that wing, and I don’t think there are villas above it, thus not impossible to incorporate into a new tower - with indoor access from a BWV hallway.

Disney must want to do something with the empty JellyRolls and Atlantic Dance Hall together.
Big River may have to remain in its current format due to its location below BWV.
 
I think a more realistic location would be the land next to Cake Bake. It would provide some great Epcot-view rooms and very close access to the International Gateway.

How would the community respond to DVC tearing down the Dance Hall and building a restricted Boardwalk Tower?
Umh??? We own at BLT. Own at VDH. Own at Poly which now has a tower.

I'll say for us personally we are good with towers! Would also be curious to see the views from those higher BWI floors sandwiched between HS and Epcot. Would be interesting.
 
Intriguing but the front quarter of that the hall is over the water. Probably not enough real estate unless jellyrolls and the brewery weren’t there anymore… oh wait?

Except Jellyrolls/Brewery have rooms already over them. Disney can't just decide to remove these rooms from BWV because they want to build a tower.

It would also destroy walking paths as right now the walking path to HS goes right though that area.

Not enough space there either. No ability to have a drive up to it unless you are saying everyone is huffing it from the main resort which it seems they haven't done previously.

It would also have a massive impact to the area as the walking path to Epcot <-> Boardwalk would be closed for a year or more. You also would have a real headache building essentially on top of that road that goes under the waterway by Epcot.
 
The options are essentially:
Remove the conference center
Remove a parking lot

They could build it where the Tennis Court is today and then take the other parking lot and make it multi-level to keep the capacity.

I still think the best option is upgrade Aruba to another DVC resort next to Riviera and then put in a walking bridge to a new private entrance that goes through Africa retheming that area to a "world" theme version of Mainstreet. Riviera is close to that Africa pavilion than Boardwalk is to Epcot.
