How many direct VGF points to buy?

I would recommend at least a couple contracts that are below 100, should you ever want to sell, people are always looking for small contracts.

The advantage of a small contract at VGF is very limited, but nevertheless, it would be popular and sell quickly.
 
So after thinking long and hard on this, I think we're going with 500 points. We originally planned on 400 but the way the incentives are structured for VGF, the additional 100 points are really only costing us $137 pp.

Now my question is how to split them up. I know 150 is the magic number to qualify for membership extras and we don't want anything over 200. What's the best option?

200/200/50/50
200/150/100/50
150/150/200
150/150/150/50
150/150/100/50/50 (most flexible but 5 might just be too many!)

I know there will be additional closing costs but that's inevitable if we want to keep each contract under 200.

It would make it a whole lot easier if you could break up a contract later. The reasons we're having trouble deciding are 1) we might end up flipping 50-100 of the points in a year or two if we find that it's too much and 2) if we ever wanted to pass contracts to our 2 kids while keeping one ourselves, we'd want to make sure they get the direct benefits.

To keep everyone still eligible for extras and not have it jointly owned…which is what we did…you need to do 150, 150 for the two kids eventually…

For you, I might do the rest as 100, 50, and 50….this way you have a lot of flexibility.
 
Just out of curiosity what are you trying to book regularly with 500 points? Anyways of the options I personally like the 200/200/50/50. It gives you the ability to drop either 50 or 100 points and have them fetch a nice premium since they’re small contracts. You can also give each of your kids a 200 pt contract for their families later when you pass away and if you only sold one 50 pointer then you can just give the remaining 50 to your favorite child :p
We would typically be looking at 10-11 days in August plus the occasional shorter spring trip in a 1 bedroom. I can see that shifting to a 2 bedroom as the kids get older. My one concern with giving 2 200s to the kids is we wouldn't have much left for us! Although I have thought that maybe we give up the older VGF points and buy the new shiny resort for ourselves!

I like this since it gives the most flexibility. It just seems like a lot of contracts and extra closing costs. Excluding title insurance, do you know how much each contract might add? I have $250 in my head but not sure where it came from.

I believe that each contract gets that extra $250..but could be something else..

It is a lot of contracts but may be worth it in the end.

They would both sell quickly. You could get a premium for 50 over the 100 just like you can get a premium for a 100 over a 150 and a 150 over a 200.

There are two small VGF contracts listed in my UY that have just been sitting. A 25pt and 50pt, both at $189/pt. I would have expected them to fly off. Not an amazing price, but still $27/pt lower than direct add-on would be.

I'm curious if VGF resale, even small pts, will be slow until it's "sold out" for direct.

Probably. I think someone wanting to sell would be MUCH better off renting and waiting right now if they owned VGF. I expect prices to rise again (and quickly) once it sells out.

$189 though is pretty aggressive for the current market. Fidelity has consistently had sub-$160 low point contracts this year.
 
If we sell, we'll be waiting until VGF is sold out again to hopefully get a higher price.

Here's how I see it playing out...
Let's trade our current 400 resale points for direct VGF since the incentives are great. Oh wait, there are better incentives on 500 points, let's do that and sell 100 in a year or so to bring down our cost. WELL, we could probably use 450 and that spits up better between us and the kids on the future to keep direct benefits. Ok, maybe we'll just sell 50 points next year to bring down the cost on our 400 450 points. (all true so far!)

Fast forward to next year...ya know, it would be nice if we had a few more points. Let's just hold on to those 50 extra points in case we need them. We did only pay $160 for them and it's only 50 points. Fast forward to 2064...wow, I can't believe VGF is expiring...remember in 2023 when we were just going to buy 400 points? What the heck happened???
