did you actually close and were able to make reservations?
I am looking to buy a resale from TSS but i'm afraid that if it takes to long i won't make it in time before the 7 month window. Looking to get a BCV studio for 10/31 to 11/7 how good or bad are my chances?

I closed on my resale on 2/2/09 and when I called on 2/7/09 to add points at BLT, I was in the system. I not only added the point, but was able to make a reservation using my developer points that same day.

I do know that others have said that it takes a little longer for the points to show up...my contract did not have current UY points..but many have said no more than 10 days or so.

As far as BCV and your dates, I am not sure as I do not own there and have never traveled during that time frame. My understanding, though, is that it is hard to get any rooms at 7 months during Food & Wine and I believe it will still be going on then--if I am wrong, someone will correct me.

It is F&W time, ALSO it's NJ Week, and I can see the OP is from NJ. Due to F&W and NJ Week, I'd expect availablility at BCV to be nill at the 7 month window. I'd plan on staying at another resort, closing in time to get access to the 7 month window is the least of your worries here.
 

I think you might have a chance of closing in time. Here is how things went for us with TSS:


Jan 5 - Offer was made and accepted

Jan 6 - Went to Disney for ROFR

Jan 19 - Passed ROFR

Jan 21 - Received closing documents

Jan 23 - Mailed closing documents back

Jan 27 - Received word that we had closed

Jan 29 - In Disney system


Things moved very fast for us. We returned everything very quickly and so did the seller. Good luck if you decide to purchase. I hope you won't be disappointed if you can't get BCV at 7 mo.
 
It really is determined on how fast everyone gets all the original papers back to the closing company and of course your payment.

I know I closed a day after the closing company recieved my check. So whether they were just waiting for my money or the sellers sent what they needed back the next day. I can tell you it was pretty close to 2 weeks earlier than I expected. I was in the system with Disney about 1 week later.
 
My resale purchase is taking f-o-r-e-v-er. :snail: I supplied all my info within a day of being requested (all by fax or by phone), but I've been told it is currently in the seller's court. I started this process on Jan 8th (passed ROFR Feb 9th).... so I've already been waiting over 7 weeks.... :(
 
We passed ROFR on 02-12. We closed about a week later. We were in Disney's system on 02-26, but we were already members and bought a contract with the same use year and it was titled the same way so we kept our same membership number.

I actually called Member Accounting earlier this week to double check and make sure they realized we were already members (I provided our member number on the closing info sheet for DVC) and the lady I spoke with said she had noted it (she said she tries to watch for that) and Disney was just waiting on the closing agent's payment for the annual dues to clear. I checked online a few days later and the new points were in our account - :)
 
It has been over ELEVEN WEEKS since I started the purchase process, and I'm still not in the system. I am NOT happy. :mad:

Communication from this reseller has been virtually non-existent. I am always the one to email/call to ask about status. I will not post the name of the reseller here, however, I will say that I wish I purchased through **** *****... he was very kind and provided me with a lot of info on some other DVC contracts (all while knowing that I was already in the process of purchasing another). Great communication and very helpful. While I can't possibly recommend my reseller, I do recommend **** at **********.

This is just horrible.... what a nightmare. Is there anyway you can back out of this deal?? What is going on? What is the hold up!!

No, too late for that, I'm sure. What kills me is the total lack of communication during this whole process. I'd ask both the sales agent and the agent at the title company for updates... never did anyone send me anything like 'just to let you know, you passed ROFR...' or anything like that. On March 18th I asked for another update (note this process started on Jan 8), and was told that title had faxed over my details to Disney, and that I can call MS to see if the transfer had taken place. I thought to myself, did the agent have no intention of telling me this if I hadn't asked? So, I called MS today, and they told me I am still not in the system. So then I called the reseller, and my agent said s/he would get right back to me. I'm guessing it won't happen before Monday. Meanwhile, I am accruing interest on something I don't have. I'd like to see if there is availability for week of Aug 16, so I'm getting ansy. Plus it's a Sept UY, so I think I only have until Apr 30 to decide what I'm doing or else I need to bank the points. I'm sorry, I'm just venting... I don't like venting, but thanks for listening.
 
Carol Vent away!!! You have every right to be frustrated. This is so funny since I also am in a bind today trying to decide if I should go Resale or just bite the bullet, pay more and go with Disney. Your post actually has been a God send to me because of what you highlighted! Our resale is with **** and I am getting the feeling this is a good move and to just go with the resale. We will save almost five thousand dollars.

We also want to go Aug 16th. If I do a resale I will probably not close until May. So I am nervous too that there won't be anything available. But hopefully with the two new resorts opening, there will be more availability. I did talk to my guide and he said he definitely had SSR for that time frame. We don't want to take the SSR points if there will be no availability!

I say go ahead and make ADR for you dining if you plan to do any dining. Evidently Free Dining starts that day.

You hit the nail on the head. I've seen contracts close in less than 30 days, and others take much, much longer. Also, Disney has 30 days to decide whether or not they want to purchase the contract. They usually don't take that long (seems as if 10 - 14 is the norm), but it could slow down the process if they are behind.

With that said, three of my contracts took about 8 weeks (from offer to reservation). :thumbsup2 However, I submitted an offer that was accepted on 3/5. As of today, 3/27, my contract has still not gone off to Disney for ROFR, because the sellers don't have e-mail. :rolleyes1 I'm thankful that I don't need the points, and it is not my first contract or someone else's first contract!!! :laughing:

Yes, **** was very helpful. I inquired about a listing he sent me, and he replied with the exact cost, and even suggested an amount to offer (based on what some other contracts were selling for). I told him I was already in another contract, though I was considering buying a slightly larger one, b/c of the 2010 point charts which came out after I started this process. He ran some numbers for me, estimating how long it would take to recover costs of canceling the other purchase. I ended up sticking with the contract I was in, but let him know I would proudly spread the good word about his helpfulness.

Regarding Aug 16, I'm not sure if this sounds like a dumb rookie plan, but I was thinking of purchasing a hotel/park ticket package so I can get the free dining, and also use some of my points. We are a family of 5 and the cost is prohibitive to stay at POR, but if I get a package for 4 at All Star and then pay out of pocket for the 5th person for ticket/meals - and the fifth person (and whoever wants to stay with him/me) can stay at a DVC studio, hopefully. This way, we aren't breaking any occupancy rules. Inconvenient, yeah, but if AKV is available, it's not too far from AS. This would ordinarily seem like a waste of points to me, but my contract is coming with 2007 points that I have to use or lose by the end of August, so might as well? At the same time, we can get acquainted with DVC and I can convince DH that this was a good purchase. :) I figure the 'break even' food cost by going with the 'free dining' is about $82/night (cost of All Star), and that could easily be met with one table service meal a day. Or, we just stay in 1br DVC and forego 'free' dining, but I will only have enough points for 5 nights (buying a very small contract). Do I over analyze or what? :headache:

It passed ROFR on Feb 9th.... six weeks ago. A few weeks later, I asked about the status and was told that the sellers had to get a notary, but learned later that they got one pretty quickly and that the contracts were "in the mail" (I want to correct myself... the TITLE agent did send me one update without me asking, afterall).

I wonder if the communication has been lousy because I am only buying a 50 point contract (not much commission).
 
I've sold one contract - twice. And both sellers backed out of the sale after passing ROFR and after I faxed the papers over for closing. But at least I got 1/2 of the deposit both buyers put down on the sale. The selling agent got the other 1/2. And I still have the contract.

(Don't know if I'm reading this correctly :confused3....you say you're looking to buy a resale....so the purchase is not underway as of yet ?)

How many nights do you want to stay?? I say if you are happy with the 5 nights then stay in the one bedroom and the just purchase AS for the same five night for the four of you. I have heard of people doing that. You will have to check into two rooms with two different reservations. I don't know if it can be done. Other option is to split the stay with free dining on the first half and milk it into the first half. Of course. Some people have said that wouldnt be right because you are taking up a room someone else might want. I don't know what to tell you to do. It is a bit tricky with the five of you! Good luck! I sure do hope you get yoru contract fixed soon!

This thread was actually started over a month ago, so maybe the OP is already in the purchase process by now?

I just read the OP's question and realized it would probably be proper for me to clarify my posts on this thread. I have been responding to the title 'how long after passing ROFR' and didn't notice that OP mentioned TTS. I want to make it clear that my contract is not with TTS. In fact, I think that they (Jerry) seem to be very good with communication and I do appreciate being alerted to new listings. Whenever I have inquired about their listings, they have always been quick to respond, and with the out the door total including all costs.

Sorry for any confusion.
