How/how much do DVC guides get paid?

Just curious about how/how much/ when my DVC guide will get paid for my most recent blackout, I mean, add-on purchase. Anyone know?

They are a commissioned sales staff and their rate of pay is not for public knowledge, as is the case with most of us too! :)

But they do so much more than sell . . . and . . . they sure aren't as aggressive as commissioned sales people.

I was curious about this too. My guide seemed to own a lot of DVC points and I wondered if this was a perk.

CM's can purchase points at a discount....so it doesn't surprise me that a Guide would have points...they clearly know th benefits....If I had know I could have purchased points at a discount when I worked at TDS I would probablly have many more points but I didn't find out until after I left....

My DVC rep told me that they have promos that allow or award points and trips. She won a western carrib cruise for December. She has also bought points (add-on) at a 20% discounted rate. My perception is that they make somewhat of a good salary but unless your closing daily, I don't think the money is exceptional, (6 figures).

It seems that it must be similar commission structure as realtor. I think when I sold my home, the agent's commission was two percent. Half went to the agency.

I hope my guide makes more than that, especially with what seems to be low supply right now.

I'm pretty sure you didn't sell your house for 2% comm.

Of curse not, what would even give that impression?

The way real estate commissions work, the listing agency and the selling agency split the commission. 4% sounds low, but definitely not unheard of.

Any selling agent tries to sell his listing first, this way he gets both halves, but if you sell another agency's listing, you split the commission. This is how this has worked for many, many, many, years.

I wanna be a DVC guide when I "grow-up" - er - I mean when I retire from my teaching job up here!!!
What could be more fun than selling DVC to people???????????????

I've worked in different Sales Organizations, and the one I work for now the Sales Reps get a frozen base salary (they can never make more than what they make now for base salary) and then their commissions are based on certain quotas. I think they have to hit 90% of their quota to get any payout and then the higher they hit, the more money they get.

Of course, I don't work in the real estate industry, but I'm not sure if DVC guides get paid like real estate agents, or Salespeople.

Thank you RICHYAMS!

Alice Sr., thank you, too, for your skepticism. I was absolutely correct. The agents' commissions totalled 4%. My agent's take was definitely 2%. Her agency either took .5% or 1%. That was my only lapse in memory. Sorry to disappoint you. I was privy to all that information, but without looking for the documentation, I am relying on my memory. Fairly certain I don't have alzheimers, so I know I'm correct. Sorry. I get a little defensive when people question me without knowing all the facts themselves.

My question was not about my own personal situation with regard to the sale of my home. My question was if the DVC guides operated on the same sort of commission structure as realtors. I even wonder if they have to have a real estate license to sell timeshares or "ownership interests" in Disney Vacation Club.

I, too, have worked in ad sales for a newspaper in a large city, and sales for the world's largest food retailer. Our pay in grocery retailing was straight with commission incentives based on sales. In ad sales it was straight commission. No base pay.

My guide made the comment that he would "get paid when the sale is closed." Just wondered if anyone knew which pay structure the guides operate under. The decrease in supply, coupled with the economic pressures stirred my thought process. I hope that my guide does well, because I think an awful lot of him.

I'm with you! Actually, it would be kind of neat to know what the qualifications for being a guide are.

I'm always looking for my "retirement job" even though it will be a few years.

A1A1 - "I get a little defensive when people question me without knowing all the facts themselves."

Sorry I didn't mean it in an insulting manner, having reread it I can see how you would take it that way, my apologies.

Richyams - "Of curse not, what would even give that impression?"

"Apologies to you as well, I misunderstood A1A1's original response " I think when I sold my home, the agent's commission was two percent." I took that to mean what she paid to sell her house, as in the total comm. was 2%.

My bad all the way around, I think I'll sign off now before I can do anymore damage.

Alice

Just to answer the question-yes, DVC guides are licensesd real estate agents. In fact, it is tougher to get a real estate license in Fl. because they do have to know special laws that govern time shares. Lots of professional licenses are transferable from one state to another but real estate in Fl. is not one of them for this reason. I too want to be a DVC guide when I grow up, but in doing my homework, I realize I have a ways to go. I think you can earn it via the internet though.:)

How can you do it over the internet?

Sorry Alice Sr. Sometimes it's difficult to get the correct message on some of these posts.

Just letters + no vocal inflection = difficult to read.

I must have gotten up on the wrong side of the bed this morning.

Thanks for the post.

Becoming a DVC guide is a coveted position and difficult to get...so good luck retiring and becoming one....You could be one of the sitters....in the booths....:D :D :D

Based on the discussion comments of this thread, I'm beginning to wonder if I dreamed this or am confusing in my head who actually said it, but I'm pretty sure it was my guide or my CM MIL who told me that guides are NOT commissioned technically and that is why they are so friendly easy going etc. I was told there were bonuses based on volumes at the end of the year but no sale to sale commission regular salary.

Again I could be just very confused about the reliability of who told me, it was several years ago.
