How easy and certain is it to rent your points through a broker?

I am a long-time lurker and first time poster. We are thinking of buying DVC very seriously. But we know there will likely be times when we would have to rent our yearly allotment. We would likely use a broker like Davids. If we buy at Saratoga Springs, how likely is it that we will be able to rent our points for $11/point if we do it at 11 months out? Are there any pitfalls or thoughts? I think I read you can't rent out borrowed or banked points. Is this true? Is there a minimum point amount that needs to be rented?
 
At 7 months, probably. I doubt there is much demand for SSR at 11 months out.

You cannot actually rent the points themselves. That's how we talk but not what actually happens. If you can make a reservation, you can rent the reservation.

If you want to transfer pts to another owner, you cannot transfer banked or borrowed pts.

Brokers like David do require a minimum. I think it's 60 pts but I'm sure it's posted on his website if you want to know for sure.
 
Just be aware that while renting is allowed, Disney can modify the DVC rules at anytime. A rule change a few years ago placed restrictions on account associates to reduce rental broker activity.

Getting $11 a point is not difficult though this is about the max if using a broker for SSR. I would try to avoid buying with the plan to rent routinely unless you have a long term plan in mind where you need more later. There are exceptions were it might make sense but not very many. IMO if the trips are infrequent enough or low enough points for this to be a routine issue, the savings is generally not worth it. You can rent banked or borrowed, just not transfer them. About the only time I'd go in to this planning to rent would be on the initial allotment coming, to justify being a more full sized contract where the ownership truly makes sense otherwise or where you know you'll need more later and that qualifies one for a full sized contract.
 

David's will pay $11.30 per point for Saratoga Springs, but with the caveat that they won't work with less than 95 points for rent. You are most likely to actually be able to book someone at 7 months from check-in. All that really matters from a rental perspective is that your points are available as of the date you make the reservation, and the booking check-in date is 7 months or less from current date.

It's easier to go via a broker than to DIY. It really depends on your tolerance. A broker prequalifies any request coming in to you. Doing it yourself, you get to answer all the "I'm looking for a week in October!" (posted this past week) or "I want to rent VGF studio for marathon less than 6 months out!" yourself.
 
I rented once through a broker that did not have a minimum-- he sent out a list of reservations he needed, then you filled it and got paid. I think we rented out 60 bwv points. It was pretty painless but I've also found out that I need more points than I have, scheduling "last minute" trips or e tending my trips...

So I sort of wish I had those 60pts back!!

True, but associates are not part of the ownership interest. The function of declaring an associate to book reservations on a membership is merely a convenience created as a service to members. Restricting the ability of a deeded owner to rent his/her ownership interest is subject to state and local law, and could prove challenging to be upheld in court if not declared prior to the ownership interest being sold (again, depending on Florida law).

True but my point is that Disney, if they decide that we are taking money from the mouse, will come up with a way to benefit Disney while hurting members. They could reduce the number of allowed rentals or place restrictions on rental stays.

Yeah, it would depend on a lot of things. Everything they've done so far has been "low hanging fruit", so to speak; nothing that was part of the deeded ownership interest or covered in the master declaration.

I rented out points last year with a different broker. I rented out about 300 points, but could have rented out many more. I liked their system of sending out emails with all available reservations and you just emailed them back to claim the reservation if you wanted it. I had them rented out for three reservations within days.

I am now in the process of renting out more points with David's. They have a different system of renting out points. They email you (and a bunch of other people) who have points that would match the needs of the renter. You have to be the first person to email them back. I have missed seeing the email a couple of times, but just rented out some. I still have more to rent out. I am sure they will rent, it will just be a longer process.

The blue is virtually impossible to read on the dark grey theme which I use.

I'd think pink would be lovely and work with most backgrounds. :cheer2: :D

I suppose after almost a decade on here, I should actually read those. I DEFINITELY don't read individual forum guidelines; I mean, who has the time, anyway? :p

So, now that I've perused said guidelines (SO many guidelines... almost like actually being at Disney!)... we're all violating rule #8 now. I bet I just lost another DVC perk for doing that.

Speaking of point rental.... I should probably get registered with David's in case I need the service someday. If addonitis hits this family again, the dues may become a problem!

There likely isn't much they could do to further limit renting since it's an owners and contractual right.

If you mean like poor or fitness facilities, I don't think so. They could prevent the dining plan or linking I suppose and I'm sure there are other ancillary items they could limit if they wanted. I don't think they could limit volume much more than they do. The other issue is they don't want to do anything that costs them more than it's worth, basically anything they'd have to pay more people to do the same job as today.

None of these are likely reasonable or workable unless they charge in general for everyone.

I just rented my points through David's. It was a very good experience and if I need to I will do so again. I believe the minimum is 90 points.
