Home resort - does is really matter?

Kiger,

Vero Beach opened on October 1, 1995. They've been selling it for 7 years.

Terrible sales at VB and HH are responsible for Disney never building outside of WDW agin. They sold land in at least two places that was bought for DVC properties. One was officially announced. The sales at VB have been so poor that the resort is only a shadow of its original plan.

VB has always had the highest MB for a reason, not that many people want to buy there.

It is still a beautiful resort, but I wouldn't buy there either.

When we bought our points, we had the choice between OKW and BWV at wDW. That's where we wanted to be. We liked OKW better so we bought there and added on two more times. Then they started selling VWL and we added on there. When BCV started being sold, we added on there. With our add-ons we can get VWL and BCV at the busier times of the year by borrowing next year's points. If you think you still want to stay at VB, buy a few points there as well.

To extend something Granny was saying....

I don't think its impossible that DVC will sell VB and HH to another timeshare company sometime in the next 40 years. More likely than them selling any of the WDW DVC resorts.

If DVC ever sold HH and VB to another company - does anything in the contract/deed guarantee DVC home resort members at those resorts continued access to the other WDW properties/other DVC benefits? I personally feel that Disney is too good of a company to let down its most treasured customers: the DVC members. Do you agree?

Kiger--Did you open a can of worms with that remark that Disney's most treasured are DVC members!!! I am not going to touch that with a 10 foot pole.

Actually, its laid out quite clearly that if Disney sells VB and/or HH that membership in DVC will end.

Buying VB for stays at WDW is a mistake, I believe that it is actually criminal for a guide to steer potential buyers in that direction.

Although everyone's contract has an escape clause for Disney that allows them to discontinue a resort as being a part of the DVC I tend to doubt it would happen. Disney has more of a vested interest and reputation in keeping its customers happy.
They also have a lot of undeveloped real estate that they can continue the vacation club concept on. lets face it with timeshares sales DVC gets to sell their property an astromical aamount of times over. I don't think they would want the bad adverstising they would get if they cut off some of their timeshares that they have already created.

However there is a risk involved in any purchase. I bought into DVC because I felt there was less "relative" risk to taking a chance with Disney than buying into a timeshare with any other outfit.

You might want to point out where that is so "clearly" stated. I don't recall any such provision for VB and HH as they have the same provisions as all the other DVC resorts.

The only provision I know of relative to ending the relationship to other DVC resorts would involve catastrohic destruction of a resort- where it would not be rebuilt...or if the member/owners decide to remove DVC as the managing entity and provide their own management. All DVC resorts have those same provisions- not just the off site resorts.

I believe that it is actually criminal for a guide to steer potential buyers in that direction.

Has the legislature passed that yet? I thought it was still in commitee. ;)
