Holy resale prices!!!!

Speaking of being stunned by rising resale prices....did resale prices increase immediately preceding the Grand Floridian DVC launch? Or did they drop in price a bit once a new DVC Resort was opened up, with additional points flooding the pool?

I only ask because the new DVC Poly is due to be released sometime in the near future and I was wondering if similarities could be drawn between the launches of DVCs's Grand Floridian and Poly and their impact on the resale market for existing DVC resorts.

In early 2013 we bid $52.50 on a 160pt August UY SSR contract (it was listed at $60. I offered $50. They countered w $55 and we met in the middle). And it passed ROFR! It had no 2012 points, but it had all 2013 points and forward.

In late 2009/ early 2010 we attempted to buy nearly fully loaded 160pt August UY SSR contracts at $65 and got ROFRd twice. We then got one at $67.

In my opinion, we saw prices drop in 2008-10 when the economy tanked. DVD started to more aggressively ROFR in late 2009. Not sure why prices dropped again in late 2012... but I swooped in and bid aggressively. Since then prices have been very strong.

I highly recommend these threads that detail prices that resale transactions took place (or got ROFRd). They were very useful to me...

Thanks for taking the time to answer. We have been lazily following the resale market for the past 4 years, dreaming of the day we could buy. I knew I wasn't crazy when I told someone not too long ago points were in the $50s! (For a WDW resort)
 
I think some of the prices went up due to a run on ROFR from Disney in early 2013. I had a contract for 225 BWV points fully loaded with banked points for 55.00PP which in the past was passing through. A month later I found out Disney took the contract. I then had another fully loaded contract for 65.00PP again Disney took it so with all the time passing (about 3 months) BWV resales were in the mid 70's which is what I had to paid for a loaded contract. Crazy!

My niece did find a BLT contract 93.75PP has all 2014 points and forward it is currently in ROFR fingers crossed!
 

Being young I would definitely have her think longer term on the additional years. BWV is not worth buying when you can stay there at 7 months anyways. BLT might cost more but she will appreciate it later. If cost is that much of an issue then maybe she should check out SSR.

Alot of people want BWV for the lower standard view points. Usually not available at 7 months. Neither is boardwalk view.

We just bought a loaded 270 point BWV contract for $77 per point with the sellers paying all of the maintenance fees on the 2013 and 2014 points. That may be a larger contract than she is looking for, but there are non-stripped contracts in the $70's.

Did it pass ROFR yet?

Yeah Disney went on a major ROFR binge, we had 2 contracts ROFR'd in just the first couple of months of 2013.

I think there was a bit of a perfect storm around then.
1) economy was improving which seemed to decrease supply of resales, particularly of distress contracts (i.e. loaded),
2) Disney had recently sold out of BLT and, until VGF was in full swing, seemed to be supplementing the remaining AKV inventory with sales of classic resorts acquired by ROFR. This increased demand for resales, and
3) they raised the direct pricing of the classic resorts they'd been scooping up, which made the increasing resale prices still seem cheap in comparison to direct.
 
I'm not complaining, just had a bid accepted for 60 additional VWL Points for 80/each (same use year; wanted to add a few to my existing points). I'd have liked to pay 5-7 pp less (or more than that of course) but as we all know it seems like a sellers market for those smaller contracts. Even if there were ssr contracts that size in my use year, I didn't want to risk mk resort availability for those occasional peak season rooms.

With DVC continuing to grow, the number of people who know about resale is likely to as well, and the after market prices (may) go up as a result.

As a buyer (well, former. My latest contract should be enough for most scenarios) I want the resale market to be a secret, but if I needed to sell you can bet I'd want everyone to know about it.
 
We added on in 2013 just as prices started to increase. I feel lucky that we got 100 points at BWV for $70! Our first stay there was in March of this year standard view and we loved it!
 
I am a little late to this post but here is my 2 cents worth. We are not yet owners, stayed at SS last week in a 1 bedroom and did the DVC tour for the 2nd time.

I put together a spreadsheet with points cost, time left, and dues. For the time left OKW with 2057 exp is by far the best value at around $75.00 per point next is AKV at the same price point. I have found a few of both and some even have current points to use.

Since it does not matter where you own, OKW made the most sense to us and that is what I will be looking for. The extra couple years for the newer resorts is not worth almost double the cost, and if I were going to pay $145 I would by direct at $165 and get the extra benefits.

Did you figure in maintenance fees in that spreadsheet? On my spreadsheet, SSR is first and BLT is second.

I think it definite matters where you own. How much it matters depends on when and where you want to stay.

My numbers also say that for the same number of points SSR is cheapest long term. While I haven't run the numbers on OKW extended, I have for AKV. Given the fees difference and adjusting for inflation, I'm sure that like AKV, OKW 2057 would be more but in between SSR & AKV. AKV is actually around 25% more than SSR. The other thing about OKW is that the dues there are very scary IMO. As the 2042 deadline approaches there is real risk to major changes there AND dues increases as the resort becomes roughly 1/3 the size it is now but with around the same infrastructure. I realize that there are a number of possible ways DVD could transition the resort but simply keeping it open and renting it is unlikely to be one of them. And there are some legal logistics in the way if they just wanted to consolidate the resort to the front section only. Personally I don't think the 3 yrs adds any automatic value. At the end it MIGHT add value or it might add liability and risk, we simply don't know so I don't think one can add in any upward adjustment for that difference.

Actually the second cheapest might be OKW 2042 for the reasons stated above. I personally don't see the price difference of $10-12 a point between that and the extended contracts worth it all else being equal even ignoring the risk of the conversion.
 
I think that the price was brought up due to Disney raising the price of the sold resorts to $130 pp . $83 sounds like a deal still , compared to $130 . I also wouldn't expect prices to drop till they stop selling new resorts . Has anything in Disney dropped in price ? Lol .Buy now if your interested . Prices will come down as contracts start expiring
 
She can always offer less then what the sale price is. We offered $80 a pt last year, think they were asking $83. Ours had only 10 2013 pts on it, but full 2014 pts. Good luck.
 
I have found the more patient you are, the deals do pop up from time to time. The company I go through is absolutely amazing.
 
Our Animal Kingdom loaded was $70.50 last year, the asking price was $76. I looked at adding a bit but the prices are $10 higher now, since there is no rush we'll just wait for the economy to slow and jump back in.
