DVC Owners: Have you changed your mind about renting out your DVC points?

  • I've rented in the past, but now I will NOT rent to anyone.

  • I've rented in the past, but now will only transfer points or rent to family & friends I trust.

  • I haven't rented yet and do not anticipate ever renting (I only bought enough for my own needs).

  • I've rented and will continue to make reservations for others, even strangers.

  • Don't know yet - it's something to think about.

  • I'm not an owner - but interested in the results.

I have rented to strangers in the past and will do so in the future. I am somewhat concerned by the other post, so I will probably add a clause to my rental contract that covers expenses. If a renter somehow skips out on his/her charges I will have some legal recourse to collect if I am forced to pay. However ... I think that chances of that happening are very small so it really doesn't worry me.
 
A simple paragraph or two in a rental contract to cover these types of expenses would reduce the risk for the DVC member. While there are certainly people who try to take advantage of the system, there are ways to protect yourself. You just need a good lawyer and a good method for recovering monetary damages.

I'm not sure what that good method would be. A good lawyer would be expensive. Since the renter may very well be in a different state, suing could be complicated. I suppose you could try suing for the base amount, plus your attorney fees, plus your time, but I doubt you'd get it all, or enough to cover your expenses.
 
I have both rented (2x) and transferred (1x)...actually, the transfer felt like a bigger risk to me because it was a final transaction (the other member sent me 1/3 down, I did the transfer, then she sent the other 2/3). So far all transactions have turned out just fine. I'm using a contract that stipulates the renter will be responsible for charges or damages, but I'm still going to be more careful and less trusting in the future (not much, just a little bit) based on Diesel's story.

That is the category we fall into and we are getting a new RV so we will be renting out our points for quite a few years after 2007 and only occasionally staying with DVC. My wife loves FW and for 45 bucks a night full hookup or whatever it is why the heck not stay there I will have a motorhome with AC and a kitchen etc so I guess I can live with it. I would prefer teh All Stars to FW but we all have to compromise at some time in our lives.
 
We can try to cover our butts all day long with contracts and research renters, etc. but in the recent case the guest of the DVC member tried in good faith to pay the bill. A Number of times, IIRC. I do suspect it's an isolated case and will be keeping my eye out to see if this is the norm and not the exception.
 
It's so easy to focus on the one or two bad experiences because none of us want to get burned. But remember, there are far many more wonderful renters who never cause any problems. I agree that this seems to be more of Disney's problem as they are to run the credit card before charging is allowed. Also, That person's signature is on the room card agreeing to all of the hotel rules, and therefore, should be the one held reposnsible. I would definitely run this by an attorney. :Pinkbounc

I have never rented points to others, but have rented points from others to supplement points needed for a vacation. I was very grateful the opportunity was available to allow us to extend our vacation the additional few points allowed us to. One time I only needed 5 points, and someone graciously rented them to us at a reasonable price. Very nice of them. Of course, as current owners, we took care of all our bills, and took very good care of our rooms, not even bringing any dogs or cats with us to our room or chain smoking on that particular trip.

In fact I think I have had points transferred from you.

It worked great for me.
 
What makes this funny is the OP of the problem did give the points to a family member! !! Based on some threads I have read here about family members taking advantage of your DVC a stranger might be a better bet! LOL!
 
I have only rented to family members and will keep it that way. They usually come with us and rent enough points from us to cover their room.
 
Never rented but might have considered to friends, relatives, or co-workers. DH said never after reading this experience. It is a lot of liability and after one shared vacation with family we had already partially come to that conclusion, and they were with us. Glad they were, as the insight was brutal. :bitelip: We needed to see it. There is a lot of liability involved and unless you are prepared to accept it, and not fight it, since we are liable, then only we each can evaluate our own exposure. I never let anyone drive my vehicle (any more) either. Been there, done that, paid the price. Another, registered owner, issue.
