Haggle on asking price for contract?

We are looking into a AKL resale at $125 a point for 160 Points. This is are first time buying DVC, so of course it’s a first with the resale market. Is it common to offer below asking price or just offer what they are asking?

In this market, I would for sure offer under what they're asking. Do your research. Check the ROFR thread for pricing for accepted contracts (make sure they're comparable—don't expect to get a 50 point contract for the same price as a 150 point contract, loaded vs. stripped, etc.).

There are a lot of contracts out there, so there shouldn't be a problem finding one that can meet your price point. For AKL I would counter at $110 and then see what happens.

Yes! Offer what you want to pay. Market is changing and contracts are staying on the market. Offer what you would like to pay or what you think is reasonable

When I bought my contract I checked the ROFR threads going back for some time to work out what I thought was reasonable. I decided what I wanted to pay and offered double the difference with the expectation that we would meet in the middle. They actually countered lower than that so I was very happy to accept!

We have bought and sold quite a few over the years and only had two sold for what we were asking. So, if you think you want to pay less, offer it. Worst case they say no and you move on to something else!

You can certainly offer lower. We just finished closing on a 220 point Poly contract. It was our first contract as well. The seller had priced it to move (about $10 or more below others at the time.) We offered $1 less than ask and it was accepted within a couple of hours. We could have gone lower probably, but we didn’t want to lose the contract so we were okay with what we paid. It was not just a financial decision, but also an investment decision focused solely on our family and creating memories together.

Things have definitely shifted this last month. When we started in august/sept I had a $130/pt loaded contract taken and several friends had ones in the low 140s (up to 144/pt) taken, but the last month for akl and many resorts things seem to be passing! If you are ok with possibly being taken by rofr and starting again for a great deal (and testing how low the rofr lady wil go right now) go for it! For us I found a decent contact with points we needed for a vacation next year that was nearly guaranteed to pass rofr so didn’t even try to negotiate. Passing at that time and getting those points was the priority vs doing another couple rounds through rofr. Good luck!
