Future Trends for VGC resale?

The other issue with swapping a contract is both now become resale restricted, so it would be rare to find someone wanting that.
VGC is not restricted so that wouldn’t be an issue. UNLESS, you mean like they are grandfathered into benefits with a lower amount to qualify?
And no one is using VGC points to book anywhere else anyway so even if they were restricted I don’t think many would care.

Someone who purchased VGC pre-2019 at a much lower price point can use the points at VDH…. whether they purchased them resale or direct. So if those points were “swapped out” they would lose the ability to use them at VDH.

Yea, but that’s no different than any other reaort, right? Thats still a VDH restriction not VGC.

No, because the 2019 points and prior resale points can be used at the restricted properties. So if someone were to swap their direct or grandfathered resale points they would lose the ability to book at VDH or any future DLFwd property…

I wouldn’t swap them in that case….

So it really limits the “swap market” to resale buyers who purchased once the resale restrictions were put in place….likely not a very large pool of the overall ownership….
 

I suspect Feb UYs might be slightly less expensive because many of us who love DLR want to visit around the holidays and Feb is a risky UY for Thanksgiving/Christmas/NYE travel. It’s also terrible for the 3 day weekends in Jan and May not be amazing for Halloween either, now that I think about it.

Actually, I had no clue about UY when I initially bought in. I'm not even sure I would have known what month to pick if I had been given a choice.

Well, we love Disney in the Feb-May time frame, so the Feb UY works just fine.

Agreed. When I first bought DVC it was a Feb UY at VGC since back in January of 2020 those contracts were very rare and I jumped on the first one I could find. Then when I bought VDH I didn't think about changing my UY which I wish I had thought of that since I was selling my VGC anyways. Not sure what the ideal UY is, but Feb is a pain when trying to plan December trips because if something goes wrong and we can't go then we are stuck with not being able to bank points anymore and have to try to find someone to rent those points or possibly lose them. A Jun or later UY gives much more flexibility if a holiday trip needs to be canceled last minute.
 
If a perfect scenario came up and we spoke to a title agent and they said we could do it for $500ish and spoke to DVC and they would allow it as a simultaneous gratuitous transfer that avoided ROFR then I would absolutely simplify the UYs. I think a lot of people would….
I wish I could help you out since I could use the Feb UY. But, I was thinking of a smaller contract around 100 points. However, if prices do come down below $200, then we might be talking since I would be tempted to buy 200 points!

In reality it’s not that big of deal. Perhaps the major brokers will come up with a way to streamline it with the title agents instead of being greedy and trying to earn 9.25% commissions on both sides of the transactions.
 
I think my Feb use year should be fine for October/Halloween trips. If you want to go around Halloween you would want to cancel your trip at least 31 days before, which would be at the end of September, which is the end of the banking window for Feb use year. I mainly got it for possible summer use since I want to avoid WDW in the hottest months but still have something to do in the summer once we have kiddos. But I could see us using it for possible Halloween or Christmas stuff sometimes since they do a lot of cool stuff at Disneyland for those holidays.

The Christmas trips would be the only real problem. I guess we would just quickly rent out the reservations if we ever had a December reservation but decided we couldn't go after our banking window closed. I'm sure they would rent easily, most December reservations do I hear. The other option would be just to try to get anything at VGC at 7 months with my resale points or anything at VDH with my direct RIV points. Definitely wouldn't work all the time but may work every once in a while. Or if I ever decide to do a small VDH add-on or buy more VGC I could put that in my Sept use year with the rest of my points
