How long did it take you to find a contract that was a good match?

I am looking to add on at CCV. We have 150 points direct currently. Was considering direct with the incentives but with all the recent stuff Disney is doing, and already having a blue card, resale felt like a better choice even at $50 per point savings (including direct incentives).

So I have been more or less casually looking at the various resale sites, and the options for 150 points for my UY at the price point I’m looking for are very scarce. I’m seeing some $150-$165 and even $170 pp contracts but quite frankly at that point I may as well buy direct with the incentives. Granted, it’s only been three weeks but I am starting to wonder if this extra work and waiting is worth it. I think it is in the end, but maybe I am just impatient. Ideally I’d love something around $140 but they do not seem to be coming down. I guess I am wondering if this is the right choice or if I should just bite the bullet and eat the extra cost for direct. Thoughts?

I have usually found one within a few months, but unicorns can take much longer. Since I don’t have the patience for that, I bought a good priced contract with the wrong UY- with the intention to flip it once the right one comes along. My husband, though not thrilled with putting more money out, is ok with that (understanding that we’re getting valuable trips in the meantime). In a few months, we’ll be getting over $9k worth of accommodations using all (but 5) free points, so it’s well worth the hassle to me. 🤩🎉

Everyone’s threshold is different, and you have to do what’s best for you... but if you paid $150 for CCV resale (& yes, I think you get one for lower), that’s still a savings of $7500 from direct (inc incentives)... which is an awful lot of travel money, IMO. Best of luck to you!! ✨

You are right in that at the end of the day, the difference between $140 and $150 pp is not great but the math on the $7,500 is. (And you are exactly right on the savings amount). I’m not sure this unicorn is necessarily worth it. Thanks.
 
My newest one talk about a month to get the exact contract but I had made offers on less than ideal during that time.

I was thankful they all got turned down. Of course, because I love RIV..to be fair..I wish I had gone direct..but the BLT contract did include a lot of points and other than the restrictions it was a great deal!
 

I have a Feb UY at BLT which is easy to find and easy to sell.

I'd say the main reason supply is low is CCV is a relatively new resort. It won't have the turnover of the older resorts. Bay lake is over 10 years old, which is plenty of time to establish a healthy resale market as people's lives change and they sell their DVC. December doesn't seem to be a low point UY at CCV so I don't think that's a limiting factor. Not like a September Beach Club contract.

Don't be afraid to make offers. Just because someone listed a certain price doesn't mean they won't take a lower one. Worst case they say no. Stick to your target price if you're not in a hurry.

If you want the points now, I personally don't stress about the initial buy in cost. It's a one time thing, and in the overall grand scheme of DVC costs, not that big of a deal. It's easy to hang up on the difference between 150 vs 160 dollars a point, but forget you're signing up for 1100+ a year in annual dues (that will keep going up the next 45 years), and all the associated costs with using the points.
 
I'm surprised that you are having difficulty finding the right contract at CCV. It seems that he resale market is flooded right now with CCV contracts. I've been attributing that to the problems that I read about as to how difficult it is to make a reservation lately at CCV even with home priority.

We have purchased three resale contracts, four including one we sold years back. And that does not include a couple that we lost to ROFR. I think I stalked the market for at least a couple of months waiting for the right contracts to come up. I do think that keeping the same use year is important, so that certainly thins the list when looking at available contracts.

Keep the faith and be patient. Disney seems to bring out a sense of urgency in many of us once we have decided to make a purchase, myself included. When you think of the tens of thousands of points that are available in any given time, and that continually change hands, I'm sure you will find something that is exactly what you are looking for.

We spent about a month looking until we found what we thought we wanted (Feb use year,240 points at AKL). It ended up getting taking in ROFR so we reassessed. We found a great contract Feb 250 points at Poly right away and as a bonus it had a matching contract from the same owner that we roped my parents into buying as well. We are so happy that first contract ended up getting bought back! It was fate.

Crazy idea - why don't you call DVC Resale Market and ask them these questions? IME the resale guys are even less high pressure than the DVC guides.

I am finding quite a few CCV but need Dec UY. $150 seems to be the bottom level for what I need. I am probably going to end up making an offer on one of those but was curious how long people held out or shopped around before making an offer on something a bit outside their ideal price range.

I agree. No hurry except that closing can take a while too so don’t want to put it off for months if I don’t need to,

There’s some CCV out there. I’d just start growing some offers in. Worse that happens is they counter or you just move to the next one.
 
Listing price is not the same thing as selling price, especially a resort like CCV, with SO much inventory.

There are contracts in the high 140s on several resellers that match your criteria right now, maybe not right UY, but you get what I'm saying.

I have a stupid irrational fear of making an offer and it being rejected I guess. I need to just do it.
 
I find my unicorn almost always, about a day or two (or week) after I have officially given up LOL! We bought several contracts recently and may add a few more. Prices are all over the place. Watching a contract (and yes, taking a chance) can reap great rewards with an anxious seller.

I have Oct which is difficult but now have more than enough points to wait it out. I make an offer immediately when I find a suitable contract as I have learned from experience that you are likely to negotiate a deal if you are first in line.

It’s not stupid, but if you want a better deal, you will have to make the mental shift that being told no is ok!

I used to feel very similarly... I waited longer to find the right price range before putting in an offer (& I wouldn’t offer much lower than asking- knowing it was a good price already)... however! Now, if I feel it’s the right contract- no matter the asking price- I just go for it- with my price. If they say no, I move on. I have been turned down on multiple contracts, but I have always found someone who is willing to negotiate. Funny thing is that our last 2 resale purchases were actually priced as some of the highest on the market (& therefore had been sitting there awhile). Sometimes the seller asking high won’t budge... other times, I think they are happy to finally have an offer!

I still have a TON to learn about negotiating, but I feel like I have done better with every single purchase. So, the answer to your fear is to start getting rejected!! 😂 Remember- practice makes perfect 😉😆

Once we decided on where we wanted to buy and how many points we wanted, it ended up taking less than a week. We weren't concerned at all about use year though, I think that would make it a lot more challenging.
 
Never be afraid of the word no. It just means move on to the next one.
Plus often they will counter or you can counter. If you can't find a number that works for both of you - no worries - move along. Just a business transaction and the right contract and price is out there for you (if you are within the reasonable current market value).

It's like buying a house. The pricing assumes that there will be some give and you will meet in the middle, or not. It's what the brokers do all day. I mean, maybe not the most convenient, but an expected part of the process.

The board sponsor actually notes when contracts expect listing price, which isn't many.
