for those who bought DVC resale

About how much off the point price direct from Disney did you receive off as a result from buying resale? I see the DVC contracts listed, and the per point price for BLT ( I know it's more than other resort homes right now) is very close to what Disney is offering.

Did you make the seller a lower offer? If so, how much lower? Trying to decide which way to go, resale or direct.

I think BLT is the one resort where there is the least difference between Disney and resale. Maybe because there aren't too many available for resale yet? Right now I have a contract pending ROFR on OKW for 70 points at $60 a point. You can certainly make an offer lower than the asking price. Some of the resales are priced much higher than what seems to be the current market. There's a thread on here about what has passed ROFR recently and I like to look at that. It gives a pretty good idea of what a fair offer would be.

I did make lower offers for the majority of our contracts. In some cases, the offer was accepted.

On our BCV contract, we offered what the seller was asking because it was the contract we wanted a price we could handle. We are in the process of adding on a SSR contract, but we are offering at the low-end of what the market. We've had 4 no's so far, but currently have a seller considering our offer. We are offering in the mid-50's up to $60/pt which is along way from what Disney is selling SSR direct at right now. But, again, it's what we can afford right now and we're expecting some no's before we come across the right contract.

Direct from Disney, 100 BLT points are $117 ($130 minus the $13 incentive). There are resales out there in the upper $90's. That's $20/point savings. Maybe it's relative, but that doesn't seem to "close" to me.

On one contract, we just took it as advertised-we paid the full asking price, which was still considerably lower than Disney. It was HHI, which is fortunately much lower on the resale market. On our next contract, we offered about $5/ point less, but when the buyer only came down $1/ point, we said "No problem" and bought.

Disney is selling ssr for $120 pp, but I think when we bought it at $55 pp via resale, Disney was charging $90 pp. The seller accepted our low offer. We were shocked but happy!

In 2009, I started with a small VWL contract at $83/ppt. Through Disney, they were selling it around $102 but at that time, you had to buy in with at least 160, no matter what resort.

We did present an offer that was less by a few dollars and it was accepted. When we put that contract up for sale only two months later, we ended up taking a few dollars less than we had it for sale as well.

If you buy from DVC you can usually get last years points with the purchase, 3 years of points to use now.

The lower priced contracts may not have any points coming for a year or two. Something to keep in mind when looking at resale contracts.

Disney has continued to raise prices for new resorts and are not exercising ROFR much except on BC and resale prices have fallen for most resorts. It is easier to find contacts with lots of points today than it was several years ago for sale on the resale market.

Honestly not sure what Disney is asking for VWL, but I bought in April at $72 pt, 250 pts, and it was a loaded contract (250 '09 pts and 250 '10 pts), plus seller paid closing costs. There were cheaper price points out there, but none offered the available points and closing costs which made it quite a fair deal. Hope this helps.

That is the way we feel about it. We are just waiting for the proper UY to come up at TSS and we plan to jump...fast. Funny thing i have made this point directly with Disney. And he said it did not matter. They wanted to slow down sales... I guess they did. but for now three times a day i am on the tss website checking. The only concern resale people must have is how Disney will look at resale points differently then direct points. Last i had heard they will not let you transfer resale points outside DVC. Which for us is inconsequential.

Unless this policy changed since last week, this is not true. We had to cancel our vacation due to weather issues and the points went into holding. I couldn't find any additional travel dates that would work for us between now and May 31 (when the points would expire), so I transferred them to RCI. The points in question were from a resale contract.

You can make whatever offer you wish on a resale but bear in mind that many sellers are probably unable to go below their asking price for financial reasons.

BLT has only been selling for about 2.5 years now. I suspect many sellers looking to move their points after such a short period are doing so due to financial hardship. If a seller is asking $100 per point, they only stand to net $90 per point after commissions. In order to complete the ownership transfer, that $90 per point would have to cover any outstanding debt to DVC (assuming contract was financed.) If the proceeds of the sale don't cover the debt, the seller will have to write a check at closing--something that may not be able to do if finances are tight.

This isn't as big a deal for many owners at older resorts like SSR, OKW, BWV, etc. SSR started selling as far back as 2003 so many owners have already paid down the principle on their loans such that they can sell at a sizable loss and even pocket a few dollars at closing.

So you can lowball if you wish. But be prepared for the possibility that the buyer is unwilling or even unable to accept your offer.

One thing to keep in mind when buying resale is if you are paying maintenance fees. usually if the points for 2011 are used the maintenance is paid by the seller. That said, the dues add $4.50 to the actual price and can be a hefty charge.

We just purchased SSR on resale and are waiting for ROFR as well. We went to the presentation during a recent trip to Disney and knew we wanted to buy into DVC. We have friends who are members and they gave us great information. When we came back home, I spent hours researching and we decided that resale was the best option for us. I feel that we will probably add on points in the future and if Disney changes the resale market, we may buy our add on points directly from them. This forum has invaluable advice and information.

you may already know this but you do not have to be "done" by March 20, but you do have to be well underway. We like Jason at the Timeshare store and by the way they support this board. Give Jason a call He seems to know everything or at least every question I could come up with.
