effective cost per point on bcv purchases??

please help me understand something about disney's pricing.
it appears to me that the deal on the bcv sales is substantially different than the deal on sales at the other properties. specifically, when you bought previously at other resorts you got a full year's allotment even though they gave you a use-month that was six months away. in other words, if you bought in january disney gave you a july use month (more or less), and you not only got the points that accrued from the date of purchase until july, you also got another six months worth of points (i.e. a full year's allotment).
as i understand it, with bcv you not only don't get the "extra" six months prior to your purchase, you also don't get the points that should be accruing between the date of purchase and your use month. it looks like it's a kind of hidden price increase; if points are worth $10/each (and i know that's a whole other thread), than that means your effective price per point is $10 higher than it appears to be (i.e. $80 or $85, when compared with last year's deal). or think of it as buying a resale where the seller has used up all their points for the year.
now i know i'm deliberately ignoring the incentive program, but the purpose of the current program is not to buy back points (like magical beginnings), but to just jump-start sales and reward larger purchases. so i don't think it makes a difference to the issue.
does this make any sense? is my understanding correct?
 
BCV is different in all aspects because it is a presale. They can't back date points since the resort isn't even open yet. Points do not accrue monthly- You get your full alotment one your use year date. Use years previously were dated about 4-5 months before the sale, ie a Dec purchase was given an August use year so basically you did save on the dues for those 4-5 months (Aug- Dec), but you also didn't have the use of them for that time. The advantage of this deal was you could bank those points into the next year and effectively have "double" points for the next year.
Now enter BCV a whole new ball game. Opens July 1 at a cost of $80/point. What the presale is doing is giving you the Feb use year (5 months backdated from opening) at the current rate $75/point, plus the incentive of $5 off or the hotel stay to make up that you can't use it until July 1. You could wait until July 1, pay $80/point and get your predated use year of Feb or March (depending on what's available) and whatever incentive they decide on and start paying dues, just like the presale purchasers.
However you have also lost 4 months of ability to book ressies, making it a bit harder to get in say at the holidays or peak times. Many on this board thought BCV would start at $85/point, hence the delight at being able to purchase at $70 with the incentive. Also with MB, you had to give up points for the $10/point credit, Now you get $5 off and keep the points. Hope this helps- I'm sure you'll get other takes on it as well:)
 
I see what you are saying and agree. Once they started selling BCV there was a price increase over what VWL had been selling for.

We had looked at a direct DVC VWL purchase last Dec. We would have paid $75 a point, had a Sept use year, and gotten points from Sept 2001, as well as points coming in Sept 2002. If we chose to use magical beginnings we would have sold the 2001 points back for $10 a point, effectively paying $65 a point with first points coming in Sept 2002.

Compare that to a BCV purchase at $75 with points coming in July 2002 (or whenever you get them). If you take the $5 incentive, you are paying $70 a point with first points coming in July 2002. This is $5 a point more than VWL cost to get points in 2002 (a 7.7% increase). You do get points sooner in 2002 and this has some value - but the price went up. For some, the free nights might bring the effective cost down a little more. However, this is only true if the free nights save you cash you would have actually spent on a vacation. Once the BCV price goes up to $80 ($75 with the $5 incentive?) in June there will be a significant (approx 15%) price increase over what DVC costs 6 months earlier (unless they have a better incentive). With no incentive the price increase would be a whopping 23%. Of course, none of that matters if you really want BCV :). If not, there is always resale.

We ended up going the resale route - but I'm glad we purchased when we did (before BCV increase).
 
If I recall correctly the VWL magical beginnings incentive was only $5 per point for most of the time it was on sale. That means if you would have bought in December 2001, you would have gotten an allotment of points effective Sep 1, 2001, but then sold those first year's points back for $5 a piece. Thus you would have had no points until Sep 2002 and still paid $70 a point after the $5 buy back. New purchasers at BCV are getting a Feb use year with first point allotment Feb 1, 2002. They are getting the $5 off per point and not giving up those points. That seems to be better than what you could have done at VWL in December.

In other words, I think you are making the mistake of comparing the new BCV plan to what was available before at VB and HH. The buy back program and incentive there has been better than what you get at a WDW resort for a year (and two years at VB where the incentive was once up to $15 a point). So if you feel the incentive is better at VB or HH that is possibly true, but that has been true for some time, and exists because sales are better at WDW resorts and people know you should buy where you intend to stay most. The new incentive is obviously better than what was being offered at VWL in December.
 

The MB incentive offered at VWL in December was $10 per point.
 
VWL started selling at $72/point in Nov 2000 with closings not until Jan 16, 2001 or so I think. Price went up to $75/point in June of 2001. So you are paying the same price for BCV that VWL was selling for.for the last 9 months. And you lost one years worth of points for MB plus you are still paying dues for those points. You are not paying dues on BCV until July 1 and getting $5 off , keeping all points and essentially getting back dated points.
