DVCnews May direct sales article


This is the key figure here:

"In May, 71,458 points were sold for the Polynesian, the fewest number of points since sales resumed for the resort in October 2024. Disney has sold 653,775 points (18.1%) of the 3,608,934 points allotted to the residential units at the Polynesian’s Island Tower."

That has got to be a huge disappointment. I actually think they'd sell more if they had a model room of a longhouse studio, rather than a tower studio. There are some pros to the new tower, but the rooms aren't it.
 
I think the old resorts still sell direct because the prices are lower, and some people will reflexively be afraid of buying one "used" or from using a "sketchy not-Disney website" or that sort of thing, but still want the 11 month access...

When I initially started looking, I thought it was buy the resort you want, and buy from Disney. I also thought that every resort was always for sale and equally (or close to it) incentivized... I learned from websites like this and others that was not the case... Others might not understand that.

I suspect as long as the Poly numbers stay good that incentives don't go up too much.

True. I was afraid at first, if weren’t for these boards I likely would never have bought resale due to the sketch factor
 
I said in another post that April/early May was a bloodbath out there as the consumer confidence was historically low. I work for a different industry but in general things were ugly for a lot of companies. With the lag in recording this doesn’t surprise me at all.

Things improved a lot late May and June is looking much better, so I’m wondering if we’ll see improving trends in a month or two.
 
I am just wondering if vgf has always been a hot ticket like this alongside the resorts on sale or is this a new trend?

Why are people being drawn to it when pit has incentives and is a monorail resort too?

Is it just because its a beautiful resort and people like it or maybe they're anticipating the nice refurb or whats up?

The original building is small, but features some of the most beautifully appointed units in the entire portfolio. One-bedrooms had paneled Monogram refrigerators and dishwashers. It has it's own dedicated concierge. There was even a free espresso machine in the VGF lobby. There was a waitlist after it first reached "sold out" status in April 2015 similar to VGC right now. Points would come in randomly via ROFR or foreclosure and be sold immediately to the first person that was able to get a guide to pull them. This was also before DVC could change UY. I wouldn't say it was high enough volume to overshadow an actively sold resort like it is now with CFW, but DVC currently has a lot of big resorts on sale to choose from.

I don't think the main resort lobby refurb has much to do with it. All the original villa building units received a soft goods refurb in 2022 in conjunction with the sale of Big Pine Key. I think high ROFR and pent up demand after closed sales from Big Pine Key has people chomping at the bit. If someone only purchased 150 points and fell in love it won't go far at VGF.

That last part especially. I actually originally bought 125 resale, and realized that’s only a few studio nights a year at the time I like to travel, so then I bought more at the direct fire sale… I’m guessing a lot of people bought 150 for a great direct deal and are finding themselves wanting an extra 25-100, which are hard sizes to find on the resale market.

Ah ok thanks I figured it was because the resort is popular! I am excited to stay in a one bedroom og room, hopefully next year!

That makes sense the fire sale wasnt too long ago and now people are trying to supplement, kicking themselves for not buying more 🤣🤣

Kicking yourself for not buying more was only buying 100 points at VGF when it first went on sale to members in 2013 at $145/pt.

However, the addition of BPK soured us a bit as we don't like the hotel rooms and only want to stay in the Deluxe (OG) Studios, which are now much, much harder to get.

I can totally see that being an issue. I've come to realize I dont like the dvc converted hotel rooms i know about. I know ccv and bpk are converts, did they do that with any other hotels? I think akv might be one and if so I take that back 🤔
