DVC RESALE MARKET — best agent?

Once and offer with DVC resale market is approved, how long does it take to receive the contract through? They told me 24/48 hours but it’s now been 4 days and I haven’t heard anything from them

1) The offer is made
2) The offer is accepted
3) You get the contract through a day or so later
4) You sign it
5) It goes off to ROFR
6) That process takes around 3 weeks
7) If you pass then you wait for the estoppel - that takes around 3 weeks
8) Closing docs sent out
9) Seller sends back, this can be days or weeks
10) Buyer sends back (I tend not to wire funds until seller returned docs)
11) Closing
12) Deed recorded - a day or so later
13) Contract to show on the DVC account - 14-21 days
14) Points to be added - around 7-10 days thereafter.
 
The title company does the hard work. It's not like your agent matters that much in the big picture.

My agent at Fidelity was trash. I had to constantly call and follow up. But I would work with them again, because it was the deal I wanted.
Exactly. Fidelity often has the cheapest contracts. I’ve bought from them a few times. But of an administrative nightmare, but the savings were huge.
 
Kind of piggybacking onto the original question, but is there a better agency as far as prices go? Looking at AKL contracts and Fidelity has some 160+ pts priced below $110 per point (not stripped) while other agencies have similar contracts priced at $120+ per point. Why such huge variances in listing price?
I’ve noticed the same thing in the last month since I offered on a stripped contract. Passed ROFR on first attempt but thinking I may have missed out on a better deal (2021 points) if I had looked harder at other brokers. DVCResale seems to have more listings and a user friendly website, but lower prices can be found elsewhere. Now looking at Poly and current contracts are running around $20pp higher than recent ROFR passes. Guess I’ll continue to stalk and wait.
Stripped vs. loaded contract affects the $pp cost as well, so need to compare “apples to apples”.

I've heard that Fidelity has lower commission rates, which allows sellers to list lower. Some of that is made up in the $195 admin fee they charge the buyer though. DVC Resale Market has a tool that suggests to sellers what they could get for their contract. I feel that these values are a little high and might be the reason for some of their higher listing prices. I would just offer what you think is a fair offer regardless of where it is listed. I was debating between two contracts, one at Fidelity and one at DVC Resale Market. The one at Fidelity was priced about $10 lower but I assumed their wasn't much room to negotiate. I made an offer on the one at DVC Resale Market hoping to get closer to the price at Fidelity and my offer was accepted.

Yes, by email. Its normally fairly quick. Sometimes same day. I wouldn't worry though, a few days isn't really going to make much difference.
 
I was going to wait until tomorrow. Understand that there is an 8 hour time difference and didn’t want to come across too pushy.

I get the first part. Digitally sign the contract, send back and then the 2nd will be emailed over to sign.

Mason Title are apparently who I pay online for my deposit and doing the escrow.

Do I use that same online payment method if I’m in the UK?
They also ask for the Disney contract number? Is that the deed lot that Disney resale market had for it on their website like AKL***** ?

The contract number can typically be found on your purchase agreement documents and this is the number they are probably referencing. It is the sellers' contract # from Disney. Once Disney reassigns the contract to you, that number will change.

Ive used Mason title - they are far the best and quickest.

You can pay a deposit of up to around $2000 to Mason by credit card. You will be sent a form for this.

They have sent me a credit card form and also a portal where I can just make an online payment using my UK bank account. The only thing in both cases, I don't have a credit card, only a UK debit card so Im not sure if it's possible
 
Thank you, you really are making this easier for me. I can become reliant on others too much sometimes.. Ive got a Monzo account so will try and use that to save on the fees. Hopefully setup using that for the Monera Financing but I think they want Transferwise

When do you think I should pay them the deposit to Mason? Now or wait until the ROFR comes back?
 
For my contract, deposit was due within 7 days of accepting offer and obtaining the contract- this I believe has to be done first before they will send the ROFR to Disney. This is my first contract so not sure if this is the norm or not. I am now day 17 and waiting..... hopefully just another week or so. At least its what I am hoping for.
