YouTube links than people looking for an unusually good dealā¦but it really doesnāt hurt to exercise common courtesy and be polite. It takes like 20 seconds to copy and paste an email that says āThank you for your offer, the seller is currently holding out for a much higher price/has received other higher offers. Let me know if there are any other listings I can help you with.ā
I made an aggressive offer yesterday through a broker I donāt think can be named here. He wrote me today to say basically āThank you for your offer. I am so sorry but the seller thinks you are so far apart heās not interesting in negotiating. Let me know if youād like to send a higher offer or if there is anything else I can help you with.ā
That is the kind of broker Iād be more likely to work with in the future on both buyer and seller side.
FWIW, Iāve decided to adopt the attitude that I enjoy submitting offers 5-10% below the best price Iāve seen here lately whether or not I hear anything backā ideally Iām at least softening up a seller to help out one of my ROFR compatriots thatās willing to offer at or near median prices. Plus it has to be at least a little demoralizing for the brokers sitting on contracts they are trying to sell $30-40/pt above Fidelity median for the prior month.
