DVC Resale Broker Thread

I emailed her before. Based on some good "reviews" about her, and I am still looking for a small contract, so I sent her an email hoping she can help me find it or maybe when a new one comes in that fits, she would email me. That was 2+ weeks ago...absolutely crickets!! Nada!

I know all the agents are slammed and they obviously would prioritize the ones that are already in negotiation or trying to get more contracts listed w/ them. They also probably know that a lot of us would stalk the brokers site if we are are still looking, so that's probably why they don't even bother responding to us because we might put in offers before they even contact us. That's just my personal speculation though.
I have used Bonnie for 3 previous contracts and recommended her highly to anyone who would listen. Flash forward to 4 years later, two offers, 2 emails & 2 phone calls all unanswered. I worked with Shawn Ray after that and she’s been FANTASTIC!! Very responsive, submits offers as you request, no comments or judging and beyond patient. Spoke to Jarrod Jones once and that was once too many. If his or Lauren’s name are on a listing, it couid be free and I’d pass it by. Too many things to list individually about each, just overall very poor experiences with each of them. I only looked at listings Shawn had and didn’t bother with any others. Ended up finding a contract with another broker, but would highly recommend Shawn at Fidelity!
 
I recently closed on a smallish resale contract. Broker and title companies don't matter (they were both fine). What DID matter was what I realized while reading some of the many posts about resale brokers giving buyers an earful of guff over an offer. I had $2,000 worth of skin in the game, versus the seller with zero and the broker with their (published in the contract) $200 commission. Now, obviously, $2k isn't a massive amount of money (it could easily been double or triple that amount), but the numbers put into perspective the relative exposure each party has, and why I don't put up with any @#*% from anyone who wants to give me a lecture on what I should or shouldn't offer on a contract, or decides they're going to try to give me an earful about anything else.

I have talked to Shawn twice and I really liked her! Bonnie still has not returned my phone calls (2 voicemails left) or emails, one of which was an offer. The listed price was 100/pt and I offered $90 which I don’t think is THAT big of a difference.
 
Bonnie was slow to respond especially on my offers below 30 percent of asking. Eventually I did find a contract that worked. The initial response was usually no counter, then I raised my bid 10 per point and got a counter from the seller which was firm. She seemed pleasant, probably just slammed or busy elsewhere.

I used Shawn for my Fidelity purchase. It was a low offer, had seller pay admin fee and Shawn was very professional even though we both knew odds were low. Got the deal done, had a great experience, wouldn’t hesitate to use her again. Had read good things about Bonnie but she didn’t wow me. She wasn’t rude but acted a little put out by my offers. Ended up never doing a deal with her. Moved on to a different broker entirely, deal done.
 
And if you say you want Jeffrey sweet for title (buyer gets to pick title), your closing costs will be even less than listed. Most professional title co ever.

I have used Jeffrey's Sweet's office to close 2 contracts. For the first, I received the closing docs the next day after passing ROFR and closed 6 days later. The second, I received the closing docs the same day as passing ROFR (and might I add 2 hours before I was informed by my broker at Fidelity that I passed ROFR) and closed 13 days later. I believe the second closing would have closed sooner but in that case I chose to mail a certified check (vs. wiring the final payment in the first closing) so they did not receive the check until a Monday morning (because they are closed weekends). That contract closed 7 days once they received the check. Also, the seller for the second contract had a mortgage associated so not sure if that would cause any delay?

Overall, working with that office was great and Melissa always responds very quickly to every email even if just to say a simple "You're welcome". Extremely professional!
