DVC Point Transfer Rules

If you have a large chunk of points you can walk a 4 night reservation for 30 nights to ensure you get the dates you want, some commercial renters have bots but not most of them and thise that don’t need a way to beat the bots. So it’s a win win transferring points, strip contracts by transferring out the points and sell them and then you have a membership that has a ton of points to book your rentals.

Why would you need to book 30 nights consecutively if you only need 4 of them? Unless you only need 4 but you don’t know which 4 nights. But I would find that unlikely, that you only know the month you are going but nothing else.

Just using an example as why some may use a huge chunk of points to walk a reservation. Competitiors walk and have bots. So the more days you can book to pad your desired dates the better. And in some case they may actually want to book 30 nights, the value rooms at AKV or the cheap studios at BWV. Since I didnt make the original comment Im sure Sandi will chime in with what she meant and if I understood what she meant correctly in this explanation.

Im just trying to understand why you would need a large chunk of points unless you need many consecutive days. For walking you doesn’t need that many points.

Not saying that there are a lot of owners who might be doing it but as someone who is in for commercial purposes, you might want to hold a large reservation and not worry about the whole running into a problem.

Let’s say you just keep adding and wait to drop later when you know the exact date you rented..or to not look like you are walking your reservation. Some of the suggestions here have suggested things like you can’t drop until you get to X days out.

The more points one has in a membership the more flexibility they have to hold lots of rooms for longer dates until the secure the rental.

For example, maybe the hold a 2 week or 3 week reservation and have to for someone looking for 10 days within that timeframe.

Limiting transfers between same owners makes it hard for those who may have used it to their advantage to rent or walk.

Maybe I’m missing something, but does preventing multiple transfer really add that much friction to the buy/strip/flip model?

Will an owner not just rent all the points instead (borrowing as much as possible) and then sell with a delayed closing if necessary?

Sure, it’s not quite as fast - but does that stop it? I don’t know.

I would think that a flipper would want to strip the contract and sell as fast as possible in order to (1) get their capital back ASAP and (2) sell before the market prices changes.
 
I don't think it will stop it but it will add a friction point, which would hopefully slow down or discourage some.

If you can buy 20 loaded contracts, and load all those points into one, then sell 19 immediately after because you don't have to do a delayed close, you recoup some of that capital in order to do it again. If you can only do one transfer in and out. That reduces it to 10 contracts you can now offload quickly, having to hold on to the other 10 until the rentals complete.

Hopefully this reduces the velocity that they could do this at. Maybe making it less profitable if they need to sit on some contracts longer and risk market movements. Would also reduce the # of listings I would assume as they need to hold for longer.

Would be interesting if they keep track of these individuals/entities, maybe make their ROFR process longer, or take extra time loading their accounts/points after close.

One thing I have heard from another member who said this worked for them (they did it between 2 family members) was that if party A has 3 memberships and party B has 1 membership, party A could transfer from all 3 of their memberships into party B's 1 membership if it was happening all at the same time. This doesn't sound right to me and sounds more like a loop hole that is in the system.

Anyone else heard of this being allowed?

Another transferred points question. We only own resale. If we transfer in points from a direct owner, can we use those at restricted resorts, and if so, how do we check availability? Thanks

Yes you can use at restricted resorts, but you have to call MS to book it.

I use this tool when I purchase OTU points or direct member transfer when I want to stay at a direct resort to know what is available before calling. It's not updated in real time, but its pretty accurate. Also if you know a direct member you can ask them to check for you.

I want to add to the top. If someone gets a transfer in of points that are direct points for the original owner can those be used for RIV, VDH and CFW?
Also if I transfer points from my blue card membership to my non blue card membership can i use those points to book all the restricted resorts?

DVC Y… blue card…has nothing to due with point restrictions. That simply makes you eligible for membership extras

When and how points were purchased determines their use.

If the points are eligible for use at the restricted resorts, they can be used there with a transfer.

If the membership that received them has no other qualifying points, then a call to MS is required because the restricted resorts don’t show up for booking.

If you transfer points that are eligible for restricted resorts to another one your memberships, it’s the same.

If that membership has no eligible points that can be used for restricted points, you have to call to use them.

Transferring unrestricted points to a membership with restricted points, doesn’t change the nature of the restricted points.

Those remain restricted even if you transfer in unrestricted points.

If I transferred my points from one membership to the other this use year, then I banked those transferred points into the next use year, can I use my one transfer per use year to transfer them into another membership next use year? So two transfers of the same points but done in different use years using the one transfer per use year rule?

No, you can't transfer already transferred points.
 
As to the mention earlier of walking 30-days, I doubt that was referring to actually continuously adding days to a 4-day reservation, which even for a renter would not make sense because if you end up with a 30-day reservation, you could not rent it to more than one person, e.g., book 30 nights and then rent 10 of them would result in the loss of the other 20 days when doing the modification to 10.

At 11-months out, the maximum number of nights you can get is 7. To actually start a walk for a reservation, you need book only 2 nights at exactly 11-months out. Example: (a) you could reserve June 3 and 4, 2026, today (July 3, 2025) and that locks in those two nights for a room because no one else can get the room already taken for June 3 and 4, and no one else can get any nights into the future for that room after June 4 until July 5, 2025. Thus, on July 4, 2025, one could drop the night of June 3, 2026 and add the night of June 5, 2026 and daily thereafter drop a day and add a day until you finally get to 11-months out from the start date you actually want, and then change the reservation to one for up to 7-nights (and if desired add days thereafter).

Moreover, even if the professional renter wants to be able to sell a reservation for more than 7 nights, e.g., possibly 14 nights, the member would not need to extend any one reservation via a walk to do that. The member could make two separate reservations, e.g., for 7 nights each with one starting the designated check-out date of the first one, using the same membership and using points for the same resort, and then just have the reservations merged into one to complete a 14-day rental.

My guess is professional renters are thus not making and then walking real long reservations but instead making multiple shorter reservations that can be merged later if needed.

Also, I note that some believe professional renters are using the LLC form of ownership. Possibly doing so may help hide that a member is doing multiple reservations via different LLCs, but the punishment if DVC could discover such a rental pattern would not require any finding of numerous such rentals. As I have noted in another thread, the POS's have always required point owners that are corporations and other businesses, which includes LLC's, to limit the use of any DVC rooms, and any recreational areas at the DVC resorts, to its principals (controlling owners or shareholders), directors, officers, and employees. Thus, any rentals, or even just reservations, to persons other than to those designated persons, are a violation of the POS. If DVC has evidence to show an LLC member has actually been doing rentals, or even any reservations, in any number, to persons that are not principals, directors, officers, or employees of the business, DVC could cancel the reservations, and require the LLCs involved to provide evidence with every future reservation which confirms the reservation is actually for someone who has the needed relationship to the LLC.

Two additional points:

You can transfer out your current UY and the following UYs points. For example, I can transfer my Dec 2024 and 2025 UY points today to someone else.

UY of the points being transferred is defines which UY they cont against for the owner who receives them. For example, if I get Feb 2025 UY points transferred into my Dec UY today, it counts as my 2025 UY transfer, even though I am receiving them in my 2024 UY.
This is interesting. I literally just did the EXACT situation today with the same UY situation. DVC told me:


This counts towards your 24UY because the date of your transfer occurred within your December 2024 Use Year for the initial use of the Vacation Points.

Thank you for clarifying this again for all of us! LLC's and corporations have different use rules than indiviudals and DVC can stop their use of reservations for anyone other than the ones you mention, without even touching the commerical purpose clause to do so!!!
