DVC - How Much Does It Cost?

I am thinking seriously about joining the DVC. We are going to WDW in June for a week and staying at AKL. I am hoping then, to either join or find out when I can join and make the new Beach Club Villas my home resort. Initially I am thinking about just the minimum points. My question is, I understand I can finance this over a 10 year period - how much down payment do I have to make and how much would my payments be for 150 points over 10 years? Also, I understand that sometimes Disney will buy back your first years points. Is this true? How does this work and could I use that as my down payment? Thanks for any and all info to a complete newbie on this subject but someone really excited and wanting to learn more. Now I've just got to convince my wife to get on the bandwagon.
 
I don't have any info on when the Beach Club Villas will be opening or what the incentive program will be like but I can share my experience with you. I am by no means an expert and just purchased DVC 1 week ago but I'll try to answer the questions I can. As far as being able to use magical beginning to sell back your first year's points, that is what we did. I don't know what the buy back amount will be in June, but right now you can sell back all of your first year's points at $10 per point at VWL and $13 per point at Hilton Head and Vero Beach. We did this at Hilton Head where we purchased 170 points. With the magical beginnings credit, our downpayment was $2210. They wanted 20% down so we would have had to put a little over $300 down to make the 20% however DVC requires a minimum commitment of $500 from purchasers so that is what we gave them making our total down payment $2710.

This would work similarly with your 150 point purchase. For 10 years our payments (dues and mortgage) comes to around $180 per month with a 1% discount on the mortgage percentage rate for having the payments directly debited from our checking account. (The breakdown is something like $138 for the mortgage and a little over $40 per month for the dues). I believe the monthly payment for 150 points for 10 years was something like $125 per month (or pretty close to that).

P.S. It took me almost 2 years to convince my hubby that DVC was right for us so I'll be cheering you on from the sidelines!

Thank you so much for the answer. This was exactly what I was looking to find out. Now to just see if Beach Club Villas will be available for sale in June and whether they will have the Magical Beginnings available then. I am so excited about this. I just need to get my wife excited also. She doesn't quite understand the concept. She just knows I'm talking about spending some money. But she loves the beach and also loves taking cruises. On the other hand I love WDW. So my selling point to her is we can use the points to also go to Hilton Head and take Disney cruises, which is something she has been wanting to do. Thanks once again. The figures you cited are exactly what I was hoping they would be.
 
I would definitely recommend that you keep an eye on this board, as you will find out *immediately* once it is known exactly when the Beach Club villas will go on sale, and if there are any 'pre-sales' specials, which there may well be, if they begin selling BCV before the points are useable. This board is absolutely the most fantastic resource out there for DVC info.

I'm so happy to help out! Everyone here has been so wonderful in answering all my questions that I am glad to be able to help someone else out. DH and I compromised on our purchase as well. He does not like Disney (putting it mildly) but he absolutely loved the laid back feel of Hilton Head where we stayed last week on cash and it was so worth it because we got to sample the resort before we purchased and now we are both happy. DH can't wait until we go back next year and neither can I!

See you're from Chapel Hill. I live over in Cary. I can't say much about the Heels as even though I graduated from State (twice) my wife is a big Heels fan. In spite of that we've been married for 30 years, so we must be doing something right. I want to thank everyone about the great info I'm getting. I just talked to my wife on the phone and told her about the figures I'm hearing and she is interested now. Especially when I told her we could go on a Disney cruise with our points. Thanks again.

If she likes the beach, take her for a quick visit to Vero. The resort is just beautiful.

Wolfpack, you can save CONSIDERABLY over the Disney price by purchasing a resale. There are several brokers available but try clicking on "Current DVC Resales" (offered by the Timeshare Store) at the top of the page. Obviously, if you're in love with BC, then you'll have to purchase through Disney. Otherwise, a resale at OKW,BWV, HH, or VERO could potentially save you over a thousand dollars.
