DVC Help- small resale purchase

We are considering buying maybe 50pts on the resale market. Probably at AK or BC. This would be our first purchase. I like the idea of owning DVC but really don't like the idea of the MFs.

We soon will need a 1 bedroom as our youngest DS will be 3 in a few years (we are a family of 5) and other times we will need 2 bedrooms as my mother or brother will join us.

I figure this way we could pay to have points transferred if we needed more and still retain control over our ressie vs renting points.

So I just really need to figure out all the pros and cons. How many times can someone transfer into your account, etc?

Any insight will be very helpful.

What I want to know is just how do you get one of those contracts? Every time I look at the timeshare store's resales these low point contracts at almost every single resort already has a sale pending on it. Maybe you have to know someone.

They say to be sure to get on the Resale e-mailing lists and then also call so they can be looking out for the type of contract you want. After we pay off the loan we will only have to pay MF for the rest of the contract for Deluxe accomodations at a great resort.....I think that is pretty cool. It is worth it to me. We would never be able to afford to stay at AKV every year or twice a year without DVC and we go at least once a year now for 9 nights. Good luck with your purchase, I know you will get exactly what you want.

Buying in to DVC with a small contract is a great way to try it out and see if it is right for you.

One thing to note. The only 1 bedrooms, right now, that provide sleeping for 5 are the ones at AKV and BLT. The rest of the resorts have an occupancy of 4 but have been allowing the 5th person--they simply don't provide the bedding.
But, depending on when you go, getting a room at BCV will be more difficult than AKV.

Since AKV is on your list of choices, you may want to consider this. AKV contracts end later than BCV contracts--2057 vs. 2042. Keep this in mind when deciding on your home resort. The price for a small BC contract is going to be very similar to one at AK as it is a smaller resort and has held its value over time. They also are the ones that go the fastest.

MF's are similar for both resorts so not a huge difference in overall cost of DVC ownership at either one.

Once you become a member, even with just a small contract, you can add on through Disney with as little as 25 points (cash) or 50 points (financed).

I started out this way and then just added on at BLT with smaller contracts. I ended up selling the initial one I bought resale and now I own just at BLT.

In case you didn't know, Disney has been allowing new members in at AKV with only 100 points contracts, at, I believe, $99.00 per point. Not bad if you are ready to buy in and can't seem to find the smaller contracts via resale.

Just get on the email lists and contact the resale brokers to let them know what you want. They will keep their eyes out for you. And, getting the emails allows you to see things at least a bit before they go to the website.

That is why you see them come up automatically as sale pending.

It doesn't sound like this will be enough points for your needs. I would not buy with the intent of paying routinely for transfers. I'd suggest you try to get 150-160 points even if that means you have to do a couple more trips cheaper and save up the money. Or you could buy the smaller contract (at a higher per point cost) now and look at another later or sequential ad on possibly through DVC directly.

As an example, I bought a 60 point BCV contract and I figure with banking and borrowing, I'd have 180 points to use every 3 years. At spring break time of year, that 180 points will get me a 1 BR from Sun-Fri with 10 points left over. I'm happy with that because I already own enough points at AKV to travel there every year. The BCV contract is solely for a 2nd annual trip every 3rd year.

ita with toniosmom & Dean too - - any savings that you think you are going to realize will be eaten up quickly by regularly transferring in points.

Take alook at the points charts for DVC resorts to get better idea on number of points you'd need at various resorts based upon the times of year you'd most likely travel/# of days in trip/villa size; the link to points charts is at upper right (beneath egret). With 50 point contract options are very limited - - even during lowest points seasons, Adventure & Choice, you'd have just enough points to stay Sun - Thurs nights in a studio at only OKW or AKV in value category or BWV standard. Transfers are restricted to 1 time per year ( either of points into your account or out of your account ) and you may also find it difficult to get exactly the amount of points you want transferred to you, often members offer a block of points for transfer that they don't want to split into smaller amount so you may find that you have no choice but to take a transfer with more points than you can use.

Thanks everyone for your insight. We are still deciding what we really want to do. We will hopefully get to try one of the studios at AKV this April. A coworker of DH is selling us some of his points. He should be able to book in a couple of weeks. (some pixie dust needed that some will still be available)

Maybe from that vacation we might just fall in love with DVC or realize it doesnt fit our vacation style. Since our little DS will be 3 in a couple of years it really will hinder where we can stay.

It's not uncommon for a small resale to be "pending" by the time you receive an e-mail. I check several times a day when I'm looking to buy. My salesperson was keeping an eye open for me (for my last purchase), but he was off the day I found the resale I wanted.

It's not always difficult. I have purchased all three resales at the same resort and with the same UY.....this made it a little more challenging.
