DVC experts, what do YOU think? Good deal?

I think it has a chance to pass ROFR, no reason not to give it a try. BTW, I think it's a good deal but not a great one given you'll still be paying the $500 in closing and half a years main fees next year on points you didn't get to use.
 
Just an update. The seller and I restructured our agreement to $72 per pt with the Seller paying all the closing costs/transfer fees. We don't have to pay any maint. fees until 1/06. All pts. that come available 6/06 are available for borrowing and we'll be doing that for our 2/06 vacation.

I'll let you know if we get through ROFR....

I would not have done that if I were the seller unless this were a private deal with no broker involved.

If the seller has the typical "% of sale price" commission agreement with the broker, he/she just agreed to pay the broker more - unless the broker agreed to take the same amount as he/she would have gotten before the restructure.

FYI- if a broker were involved, the higher dollar volume of $72 instead of $69 on 230 points would amount to $69 extra in commission. Per our 10% commission rate. Do you really think that's a deal-breaker?
