Just reading the postcard in the mail pertaining to the discounted AP. It says valid 1 year from issuance. Does that mean we need to purchase the passes at the gates on our first day using them as opposed to buying them early at home before our trip?

No, you can buy the AP's at home, I did, as did so many others here. It is valid 1 year from when you are there to get them activated.

This refers to the actual AP or PAP pass.

When you buy online, over the phone or at one of the Disney Stores, you receive a voucher. You must exchange the voucher for the actual pass. When you have a voucher, your year starts when you do the exchange.

I know this probably isn't the case, but I'll add it for the benefit of anyone else who might be reading. If you RENEW an Annual Pass, the new pass picks-up right where the last one left off. Renewal typically only make sense for folks who plan to visit within a month or so after the first pass would expire. Otherwise, just pay a few dollars more for a brand new pass (or voucher) and activate it on the first day of your next trip.

If the AP's last a year from exchange of the voucher, how long does one have to exchange the AP voucher? Do the AP vouchers have an expiration date? If not, what prevents a person buying two AP vouchers, and exchanging one now. Then after the AP expires in a year exchange the other voucher for a new AP? So you have two years of AP's purchased at this year rates.

Yes, you can do that. Many people buy AP's ahead of time in case of a price increase. Price increases are usually about $15.
