DUES Info! - All resorts dues have been released

The flexibiilty of booking as an owner is somewhere between a discounted cash booking (where if you cancel you get cash back that can be used for any possible other purchase) and renting from an owner (where bookings are typically non-refundable).

It's probably a litlte closer to the former than the latter, from where I sit.
 
I broke out the spreadsheet when I saw this awful dues increase. For those interested, I had done a DCF based on my own inputs that said with 4.5% dues inflation, 4% discount rate, and assuming a 2025 value/pt for SSR of $14 growing with inflation, the fair value of a SSR point was $90. This one ugly dues figure takes that value to $83, and that’s with assuming we go back to 4.5% next year. You can debate any of the inputs of course but this news really is awful for contract values IMO. Of course, the resale market will do what it will do.

Now I think BLT/CCV will remain SAP+ for a few more years (if you hide AULs).
Capital Reserve correlates with the age of the resorts (BPK definitely made VGF younger). I think those for VGF and PVB will definitely catch up over the years.
Operating cost (primarily driven by housekeeping and maintenance) will likely growth at similar speed across resorts within their own tiers (say <$7 and >$7).
 
I've been DVC for nearly 30 years and had no idea renting was a thing until a few years ago - or resale for that matter. I've never used either. It just never came into my field of view as I bought all my points at once and never added, or needed extras.

Worse for me are figuring out all the forum initials for everything! I have to stop and think for a few seconds sometimes when someone posts up a resort initial rather than typing it out...I see VGF, GCV, PVB, etc, it doesn't come right to mind sometimes. Then when OTHER things are initialed, I'm often lost. SAP? SAP+? GV?

I'd argue that is the dues are in the range of rental rates (which are much lower than rack rates), that's where things fall apart and resale values collapse. Why own when you can rent for less?

One would think that rental rates are correlated to increases in dues but it's also possible that, as dues increase, more owners will go the rental route and rental prices may be flat or go down down due to higher supply. Rental rates are about supply and demand - whatever the market will bear.
As debated many times before some brokers charge beyond $45 pp, I assume they do so because there is a market for that rate. On top it seems Disney/DVC don’t care.

If I could get $30-$35 I see no reason why not to rent any points I’m not using my self. However if I could only get a measly $20 i wouldn’t bother.
 
CCV pays $.67pp for their Admin/Front Desk, while HHI pays $2.40. Well over triple. Even with all the resort differences, 358% cost $pp? I look forward to visiting one trip and excited to experience that front desk service. It is rumored to be next level 😎 And while AUL wins paying $1.41 for housekeeping, I’m pretty sure VB’s $3.86pp must be due to having more sand.

Since I had nothing better to do tonight than pick this apart 😂

OpEx is by far the largest chunk of our dues, and within in that some of the bigger expenses vary quite a bit.

CFW $2.00pp Transport budget made me think it would be nice to include community golf carts to share lol, but that’s not feasible. But what about the bike systems cities use. Using your room key (card, magic band, mobile magic) you tap to release out of the rack, then you can drop it at any other rack. Would be so cool if CFW, LSL, CCV and BRV shared that system. It’s a great setting for that.

Agree, the location is great for it, but only for a limited amount of them. It could get really crazy with too many running around… but I bet it’s coming at some point.

See, this is crazy to me. BRV and CCV have the SAME front desk. BRV is 0.84 and CCV is 0.67- WHY??
 
BLT is just coming off of a major renovation in which large sections of the resort were each closed for a chunk of time. It is not hard to imagine that the housekeeping labor costs from 2026 will be significantly higher than they were in 2025, because more rooms are going to be occupied, but there aren't also more owned points.
And, when I think about BLT, I just don't really get it. What drives the increase in dues here that is higher than average? Is there something unique about its sharing of expenses with the CR vs. VGF and PVB? Were dues originally just really underestimated, and so we've got years of playing catch up? I realize some of this year's increase is on account of the recent hard good refurb, but we've got many years of data now with increases in dues on the high end of things (in percentage terms).

Not to beat a dead horse but for sure the staffing at BLT was decreased during the renovations and now is coming back up to full staffing. If anyone is at the annual meeting they should specifically ask about this, but it seems like the only plausible argument.

In terms of what makes BLT unique versus VGF and PVB there are a few possibilities I can think of.
  1. Don't laugh - but elevator maintenance. Seriously. VGF BPK is 5 floors versus BLT having 15. (I'm not counting PVB in this yet because only PIT has the higher floor tower and since it's brand new elevator maintenance isn't a big cost yet).
  2. Internet/Connectivity refurb - One of the proposed improvements (nothing confirmed by Disney, only by users on this and other boards) is that part of the ongoing 2026 rehab at BLT is to completely overhaul the internet infrastructure. I don't know if that is true, but if so it could be a major cost.
  3. Villain's Lair. I don't know how these costs get divvied up - but since this is a DVC only club - does it's cost go into the overall dues? Maintaining the space and the outdoor viewing decks for fireworks can't be cheap. It's also something they conspicuously did NOT add with PIT and doesn't seem to be in the plans for LSL. Maybe the cost is prohibitive?
  4. BLT has it's own pool that is not part of Contemporary - and if I'm not mistaken it is set to be rehabbed this year/starting in Jan 2026. Both PVB and VGF have pools that are considered shared between hotel and DVC sides.

Or, the small amount of rooms that all still need a live person on duty for checking in. This is probably the main reason. There is no direct to room at Hilton Head and no other hotel to share with. The gated entry is also manned by the front desk when you arrive, but you use your key after check in.

Everyone goes to the front desk, just like in the old days at WDW resorts.
