Does anyone ever pay rack rates for DVC villas?

Scoootch - There is nothing that says MS has to offer the member discount. My best guess is that the room(s) that MS have available for cash at rack rate are from the Developer's inventory. Since availability is so limited, they are probably confident that they can rent it for rack - no need to discount.

Maybe DVD doesn't always send developer inventory to CRO to rent - I know they have to pay CRO a portion of the proceeds for every room CRO rents for them. Probably can get more money for the developer if MS is able to rent the room.

Okay, but then wouldn't these be the rooms that they were taking from the points inventory that they expect wouldn't get rented for points? They also had the room available for points ....:scratchin

Nope. Developer inventory was never "declared into the condominium" and does not belong to the members. Thus, it is not part of the points inventory.

Even if the rooms MS has for rack rate cash came from the points inventory (and if there are still rooms available for points, this is certainly possible), they still don't have to offer it for a discount. In fact, it is in the members' best interests if they don't - the income from these is part of the "breakage" and reduces the annual dues members' pay.

Okay...so then here it is....is the developer inventory then a 3rd inventory? This is inventory that does not belong to the members and is also not the 3 or 4% that CRO retains right?

And also....

how is it that there are rooms available for cash at all (with or w/o a discount) if the rooms are available for points? I thought they don't release the rooms for cash until they think they won't book on points? Don't these rooms that are now available for cash get taken out of the points inventory first?

I know, I'm being a pain in the heiny today huh? :rolleyes1
 

I paid the rack rate for a room back in 94 before I bought into it. The problem with DVC is the rooms are worth the money that is for sure if they are in good shape, but, and it is a big "but" the service is zero or near zero which makes paying $450 plus a little problem when at most places for that price they fall all over you with service. I have paid $550 for similar rooms with better service. I paid $650 over at GF for a room that was inferior to what we get at OKW but the service was great. One of the best rooms I ever had and service was at the La Mansion del Rio in San Antonio and it ran about $350 or so, there were a lot of extra charges for valet parking etc. The rooms at DVC for accommodations are worth it but for service they are lacking for the price. I have to say I have done worse for the money in some other places but that is a long story.
