do we have any rights--rental property next door

I dislike living in a neighborhood with an HOA, but threads like this one make the monthly dues and restrictions worth it.

OP, I would move. I know you said you can’t afford the area you want, but maybe there’s another area that’s affordable.

Might be hard for OP to get much for their house given the constant issues next door :(

I would like to hear the neighbor's side of story first. Especially since this OP seems to post a ton about friends, their kids, and many others she believes are involved in drugs and vandalism. Either she lives in the worst area in the country, has horrible friends or hopefully it is just that she might have a skewed view on what constitutes actual drug activity.

id like to hopefully set this straight as it seems to have gotten somewhat out of hand-and clear this up

this has been going on since Feb--when the person upstairs--this house is a duplex was beaten by her boyfriend she ran to the house on the other side for help--which the boyfriend was hanging on to her while neighbor was hanging on to her trying to get her in her house and keep boyfriend out--I didn't mention this before since police cant doing anything with a DV call unless the person will press charges which girl did not want to do--for whatever reason

then things were rather quite -for awhile till about April then we would hear lots of loud talking in the middle of the night--banging on their door to be let in--fights --one time we called police you could tell guys were fighting DH peeked out and saw this so we called it in--one was lead away in handcuffs--another time we don't know what happened but the police took someone in handcuffs--

and the drunk fest (there were 2 24 packs of beer stacked in front of there garage so we knew it was a drunk fest--just to clarify this is when we heard a fight and the brick went through their window --this time we called in it --neighbor on the other side --and the people next to us --so that's 3 calls that was called in--

so we have called in things in many times--we were told to keep calling so we can get the house as a problem house

this house is not on any tribal or sacred land--its in the middle of a busy street in a big city--the tribe is the 3rd owner since weve lived here but the first time its not owner occupied

using the front lawn as a bathroom is unhealthy besides displaying things that should be left covered

they were also harassing people that were walking by--someone did call that in since the police showed up

some here have suggested moving but as I explained before not that easy we had the house on the market with a reality we had 2 calls for showings which didn't happen--not sure why--we wont get any where the amount we need to put down on another house--where we want t o move houses are way out of out price range--being snapped up before the ink is dry with the agent--believe it or not our agent told us some are actually being bought sight unseen and money is a hug issue--being semi retired we have no guarantee of hours we work when someone needs a day off--or in my case at the hospital holes in the schedule and picking up more hours isn't an option cause wed have to pay a lot more in insurance since its income based and also you have to watch for SS if you make to much you owe them money back

while naming the tribe I was thinking the more info that gets out there--maybe someone could refer me to places I never thought of

and someone did give me a lead and this person was Native American and was not at all offended-like in crimes stories on the news when there looking for someone race is a big factor--cant go by what there wearing cause that can be changed

so we have called the police many times on this house the tribe that owns it doenst seem like they want to be bothered with a meeting since they haven't responed to the police notices

we were stuck

Sure, there are always two perspectives to any issue.

With the high volume of non-residents coming in & out at all hours of the night and multiple other neighbors with similar complaints & suspicions though, my guess is OP is onto something.

what are you getting at hrhpd lets see suspected drug activity is usually pretty easy to spot--cars in and out at all hrs this just happened fancy car pulls up beeps someone comes out of the house you can see a hand off and there gone--gee what just happened so I'm guessing you know how drug activity works

and the other posts --and now were getting away from the original comments --was my friend and her kids--not my friend doing anything its all what her kids are into and their friends--not my friends

This isn't the same house as the "possible dug house next door" you were posting about a year ago? I had jsut assumed it must be, but this is new since February? Yikes! It sounds like you are in a pretty terrible neighborhood.
what ever happened with the house that you felt was selling drugs through the bedroom window last summer?

Given that this is recurring issue in your neighborhood, I hope you can find some way to sell and move somewhere safe, even if it is not that place you really want to be.

OP. you have gotten a lot of good advice here. Good luck...I lived next to terrible neighbors for 8 years once, except they were the opposite: Mr. and Mrs. Perfect with the perfect kids and lives who wouldn't hesitate to tell you how "imperfect" you were. I guess if I had to pick, I would pick them to live next to, but they weren't a whole lot of fun either lol I'm more of a middle of the road person...not perfect by any means, but certainly (hopefully) not someone any sane neighbor wouldn't want to live next to! :hug:

thanks for the support NHdisneylover

no this is a new house which these people have been there since really Oct but with the winter nothing much went on until now with early spring

its really not a terrible neighborhood just a lot of I don't care people and rentals and now that this one is longer owner occupied its a lot worse

I am going to try and call the tribe as someone suggested--maybe if I can get the right person they'll hear me out

I did get an email from the aldermans office after one of the complaints and police called that they evicicted the boyfriend of one of the people now I don't know if this person was actually on the rental contract or just started living there--but now she has another honey and things are the same as the first honey-

well see--

Confused. Your house is paid in full, but the total selling price would be less than 20% of the cost of a new house? Zillow has the median selling price at around $113K. You wouldn't even get $26,000? Never mind the neighborhood, what's the condition of your house?
where we want t o move houses are way out of out price range
Again, with the median Milwaukee selling price at $113,100, this statement is surprising. Maybe research other, lower-priced areas?
also you have to watch for SS if you make to much you owe them money back
Last year, that maximum was $16,920. That's over $300 per week, each, and only if you retired early. Retiring "on time" isn't affected by job earnings.

ok Ill explain this housing issue--our house is in great shape 4 bedrooms 2 1/2 baths and rec room all brick--built in 1953 --its on a busy street though and theres rentals around both duplexs and apt.

we had it on the market last year our agent started at 184000 (figured that with comps in the area) was on the market for 3 months no showing 2 scheduled and then backed out--just before we pulled if off the market it was down to 169900

where we want to move houses are going for 240000 and up and people are putting in offers of thousands over sometimes even sight unseen)--we just want a simple 3 bedroom ranch--so even if we got full asking by the time you take all the fees wed clear about 159000 now we buy a 240000 house and now we have a 81000 mortgage

we are both 62

whos going to give us a mortgage at that age--for one--also if I would work half time I would be over the limit on SS so yes I did retire and start SS as soon as I could and that's not even a gurantee I could get that many hours--I just fill in--sick calls--someone needs a day off--short on schedule

right now for the month of July I have 2 and 1/2 days--that could change at any time and I could get more but no gurantee--how do you even get a mortgage with working like that

DH being a sub teacher is a little different--since hes off all summer he wouldn't come close on his SS--and I make more then he does

where did you see houses on Zillow average house prices going for 113000--that's differently not right we found out from our agent Zillow isn't always up to date either

and if were going make this move (if it would work out) we want to get as far away from the city as we can go)---the city is going down the tubes fast

like I had said before not only SS we have to watch but also our insurance is income based--I'm not working tons of hours to pay for insurance plus a mortgage

and if the house next door is the problem why are we the ones that have to move--were the law abiding ones-not them--they just know when to pull back its been quite since the harassing people walking by that happened about a week or so ago--Id have to check my notes for the exact date

so that's that story

Sorry that you are going through this all.

Demographics of neighborhoods change all the time. Especially where homes have been for over 60 years.

My grandmothers home was sold for $60,000 less than what my mom thought it would be worth. I told her at the start that because of the location, even though it was in excellent condition, it would not sell for what it was originally listed at. The neighborhood was over 80 years old and not desirable by young families any longer.

We've been in our neighborhood for 15 years. As original owners move out, renters move in. We've been lucky to keep the same neighbors next door and across the street all these years. But we have seen homes and their conditions change as renters move in.

Hope you do get resolution through the channels you are working with, but I would not completely ignore the idea that you may want to consider other places to live before the city 'goes down the tubes' and your home loses all value.

I know nothing about the Milwaukee real estate market, or neighborhoods. This https://www.zillow.com/homedetails/7837-N-60th-St-UNIT-F-Milwaukee-WI-53223/40389904_zpid/ is a condo, not a ranch, but it's $35,000. Three bedrooms, 2.5 baths.

I can really see you don't know Milwaukee real estate or areas at all (not to be mean)

this condo is in a not the best side of town---where else can you find a condo for only 35000--theres cars that are around that price

were not interested in condos though--not only do you have a mortgage you have HOA fees which in some places can be as much as a mortgage

thanks for the info though

OP - I feel for you. If you were annoyed with them for painting their faces blue and doing yoga on the front lawn, I'd tell you to MYOB, live and let live. But what you describe is bringing a criminal and potentially dangerous element to your immediate area, so I'm in the camp that you should document your findings and call authorities when warranted. And honestly, if it were me, I'd do it anonymously. Another thing I've found works in this situation is to kill the offenders with kindness. Wave, smile, say hi, and hopefully they'll respect it enough to do no harm to you or your property during all this. Only other path I can think is to write to city/town council. Our town council is more interested in things like this than our town police are, when there's been no grounds for arrest at least.

I didn't read all the posts about HOAs, but we live in one and there are many pros and cons. But it's worked out for the better for us. While there's often bickering amongst neighbors at our meetings, we do tend to rally when there's a situation like this (never had one as bad though). It also helps maintain our property value with the bylaws that are in place to prevent houses from being run down, painted odd colors, etc.

1. Document everything, call the non-emergency police number to make complaints;
2. Call the owners of the home and see if you can set up a meeting. although I thought that's what you said the police were doing and you said no;
3. Contact your local city's code enforcement department and start making complaints (but first you need to go and check out your city's laws to see if there are any laws being broken [not talking about the crimes, I'm talking about the noise, multiple cars, etc.]. But make sure you have documents to support your complaints;
4. Contact your local city councilman (the one that represents your district, unless your city does "at large" elections, in which case to send it to the entire city council) and complain. But make sure you have documents to support your complaints;
5. When you send in written complaints, make sure to identify only the facts and not any opinions. It is a good idea to make sure you use proper grammar and spell words correctly.
