do we have any rights--rental property next door

It was a similar situation here - our former neighbor apparently had NO IDEA the tenants he'd originally rented to had moved and illegally sub-let the place to their music-blasting, pot-smoking, non-dog-mess-picker-upper college kids. He didn't have a professional property management firm and whenever he planned routine inspections the parents came back and pretended to still be living there. We didn't know he didn't know, and along with many other neighbors were totally fed up with the situation. It was actually the condo board that got in touch with him (we personally didn't have his contact info or we certainly would have used it). He turned things around as immediately as possible once he'd been fully informed.


a friend HAD a professional company, but they weren't doing as contracted so the friend had no idea her house had become a drug den until she saw the news one night and there was a piece on a house that was raided-HERS. the entire garage and several rooms had been converted into a grow house while the rest of the place was party central. tens of thousands in damages but fortunately for her the management company was liable. she was upset w/the management company but surprised none of the neighbors had ever contacted her to let her know (her childhood home-inherited and she lived close enough that if she had gotten word on what was going on she would have taken steps to put it to an end-incarceration for the renters took care of that).

What a nightmare :scared: . As to the bolded, I'd feel exactly the same and maybe a little betrayed on top of it. I truly don't know why people are so reluctant to just "deal" with one another, especially in the circumstances you've described. I guess everybody is a little afraid of everybody else nowadays but given the neighbours probably knew her and her parents, what possible risk could there have been?
 
well I would think throwing a brick through a picture window would be ground for some concern- you start thinking how soon before guns are fired

since when is it ok to make so much noise late at night you wake the neighbors--

or since when is it ok to use the front lawn on a busy street as a bathroom--

and as I have stated before this house is not on tribal land of any course--this is 2nd time its been sold since weve lived here--both times it was owner occupied except for now--now the owners live about a 5 hr drive from here

I'm not sure what a PP was trying to get at when they pointed out that maybe my son doesn't want the grandkids here for other reason then their safety with the house next door

and yes we have a lock on the fence and a security light--looking into cameras--oh well time will tell

I just wanted to apologise if it sounded like I thought I knew a reason your son might not want his four year old overnighting at your house. I didn't intend to imply that, though I can see how it might have sounded that way.
I just know lots of parents are not super comfotable leaving preschoolers overnight, and often feel guilty about saying no to grandparents. Given that your son is ok with your grandson being next door to the annoying neighbors when he is there too, but not otherwise, it occurred to me that maybe it's just a convient excuse in general not not do much fear for his son's safety.

Regardless, I agree that loud noise all night is unacceptable and likely breaks some local ordinances . I just think you'll get much further with your complaints if you stick to complaining factually about behavior that is actually happening.

And yet, you have only spoken to the police once?

the one time we talked to the police they said they were trying to get a meeting and asked if we wanted to be there--its no surprise that never happened--
How bad is it really if it only warranted one conversation with the police? You would think that with what the OP has posted, this would be a daily conversation.

if law enforcement is anything like where we live unless there's an immediate and direct threat to life and limb a call to police on matters like the op is posting would result in being told to call 'crime check' who would take a report. period. pretty much end of story. crime check might refer the caller to another public agency but getting anyone to respond to a noise complaint or other nuisance issue between neighbors absent an active physical altercation is pretty much a no-go.

Had a neighbor across the street in one city that we lived in that I felt was a drug house, based on the hours it was busy and number of different cars that came and went. I started taking notes and car descriptions and license plate numbers. I met with the Chief of Police (small town) and turned ove what I'd gathered. They stepped up patrols and one night they raided the house. Yep I was right, meth house. The property owner lost the house. Took almost a year to get cleaned up and resold, new neighbors were good people. No more issues.

Neighbor across where I live violated about every HOA rule we had, and the HOA did nothing. I tried talkng with the owner but he was just a foul mouth country boy that didn't care. Probably a nice guy if you lived in the country, but he didn't want to live in the City with the rules. So I spoke with the local police as well as the City's Code Enforcement department. I nailed him a few times for things that really got him upset, enough he'd flip me off anytime he saw me.
  • Draining his trucks oil down the sewer while I had it on video got him a big fine and really upset him.
  • His underage daughter drinking and jumping off the roof of the house naked brought out the cops, they arrested 3 young men over 21 for providing alcohol and DUI and for the daughter and her friends they got MIPs. When dad got home he got aggressive with the cops for "harassing his daughter" yeah guess who else was drunk and a trip to jail!
  • Code Enforcement visited several times when he'd leave his work trailers parked for more then 72 hours, and when they were not properly chocked. Yes I reported each of those.
  • My final act was I filed a breach of contract or whatever my attorney called it with our HOA for allowing him to pour an asphalt driveway in the back of his property and for letting him paint his house a non-approved color, both were clearly against the CC&R's of the HOA.
I really hated doing it but I wasn't going to let this guy ruin our neighborhood and my home's value in the process.

My suggestion is to meet with the Police and if your City has a Code Enforcement office meet with them as well. Most City's have plenty of laws that will help you out. If they have rules about rentals those can be a real big help. Get to know the laws of your City and document things, my old digital camera that still time stamped every photo along with with my camera phone did the trick.
 
Ehhh they don’t have a right to violate noise ordinances, urinate/flash their privates in public, or possess illegal drugs if OP’s suspicions are correct. I agree that the world needs more acceptance and tolerance, but we don’t need more acceptance and tolerance of rude and illegal behavior.

Get a picture of them urinating. May give you a shot of public indecent exposure charge.

Sounds like you loved it and had nothing better to do. Just my opinion, but I should shut my mouth on my favorite truism. It gets me called out here because I'm not really a rule follower.

Some of you people are crazy!! Are you really saying if you expected a drug house next door, you’d ignore it! I’d be reporting to the police so fast. I’d be fearful for my safety, my homes security, any children playing outside, people driving through my neighborhood on drugs, etc.

Exactly. If I suspected a drug house next door, I would be calling multiple times a day and making a nuisance of myself until it was cleaned up. Yet the OP says she only spoke to the police once? I cannot imagine she is that fearful if she only spoke to them once.

I think there is way more to this story.
 
As someone that is part Native American I did not find your post racist in any way. In fact, giving people information on the owners can actually put you in the right direction to solving your problem. You should contact the tribal council and talk to them about their home. If I were you, I would have documentation to support your claim. Good luck!

I had a lot of better things to do, but I'll be damned if I'm going to sit by and let trash like that ruin a neighborhood. Way to many people just turn the cheek and ignore things like that, I won't. Meth was a huge problem in Missouri when we lived there and that was one small reason we left. Nobody should have to have that in their neighborhood. The police can't do it all, it takes people to stand up to things like that and DO SOMETHING.

Agreed, I think the point was that the tribe (and that the occupants, while not owners per say, are part of the tribe) has the deed & that could complicate matters.

As for the place being a drug house, I lived next to one for a year. Anyone who says MYOB has CLEARLY never experienced that.
 
I'd be unhappy about this situation even if I didn't suspect a drug house. Just the noise would bother me.

I don't understand so much concern about motive or even how the OP reacted to the neighbors. It's clear that the situation is a problem and likely would be for most people.

It's called the meth capital of the world for a reason. I do think they've been trying and succeeding on improving that depending on the year you look though.
 
Have you contacted the owners? Where I live it would be great if it was tribal owned because they are very responsive to the community and also have all sorts of programs to help the occupants if needed. I would think it would be MUCH easier to get help from a local tribal organization than an individual owner or a rental corporation.

Keep calling the police and letting the owners know what's going on. They can't help if they aren't aware. If it gets designated a nuisance property at least there will be a bigger police presence.

The people who say they don't care what their neighbors do are just being ridiculous. I'm guessing they've never had bad neighbors. It's easy to ignore good neighbors. Bad neighbors call attention to themselves.

Or stop focusing on your neighbors in such a negative way. Keep busy in your lives and wear ear plugs so you aren’t woken at 4am. It is not great to have neighbors that have different habits or ways of living than you do, but they have the right to live in their house the way they would like. The world needs a little more acceptance and tolerance. People can get so involved in the negative.
