Disney Grand Villa - HELP

As others have noted, GV are rarely made available for booking directly through Disney.

Budget is not a concern. But, as a first timer, it is a little overwhelming to ensure we get a 3BR Villa. I am just not sure of this process with points, agencies, etc.

I can’t check 2022 yet as the point charts aren’t out yet. But there was some point shifting for 2021 point charts. A Copper Creek GV is now 101/116 a night in January. For a week it is 737 points. At $19 per point a weeks stay for the room would be $14,000.
 
W rented points to book the boardwalk grand Villa through David's. We had a back up plan of two 2 br if needed, but after about 2 weeks someone had enough points for us to rent. They were slow to go so it wasn't that stressful to wait it out while they found someone with enough points. This was about 10.5 months out from when we wanted it. I'd do it again.
 
Unless you know for sure that all of the people you are talking to are confirmed to go, you might want to suggest that each couple rent their own villa/hotel room. Things can change in two years. It would be awful if you rented a GV for a week at $14,000 or more and then some of them decided at the last minute not to go because of other things going on or they decided ticket prices were too high or airfare was too expensive or they had a medical issue or other family event. It has happened to many owners when they invited the whole family for a big trip. And they wound up with a GV and four people.
 
The points per night for Grand Villas that time of year range from around 65 to 100 points a night. Depending on how many nights you are going, an owner would need t be renting quite a lot of points.

Even SSR, which tend to book slower will average around 80 a night at end of January, but closer to 90 for beginning of February.

Even going through a broker, they would need to find an owner who had 400 to 700 points to use in a rental reservation. That won’t be easy.

However, one thing you might be able to do is reach out to a broker and see if they would be willing to get one Owner to book part of your stay and another to book the rest and then link them. I don’t know if they do that, but it would help if they do!
