Thinking about purchasing poly dvc when they start sales. Let's say sales start 4/15 and the resort opens 8/15. I purchase 100 points with an October UY. Will I get 100 points to start using right away or wait till Oct or borrow for a reservation in sept, 2015. Just wondering how it was done with initial Gfv purchases.
 
You get what's current based on when you purchase but not prior to the resort opening if I remember correctly.

If you bought a December UY now, you would be in your 2013 UY so you get those points. In December 2014, you get your 2014 allotment. DVC guides would call them bonus or extra points making you feel like your got something special when in fact, you got what you paid for.

I will caution you about buying a new resort prior to staying there a couple of times. What looks good on paper can often be really different in person. IMO the dues at the Polly will be high due to the amenities. The cost of maintaining the 20 plunge pools alone will be very expensive. Daily chemical checks and equipment cost and maintenance will be high.

BLT dues were low until the resort sold out and for some reason, right after, has had a couple of years of 6% plus increases. My point being that low dues starting out doesn't mean that they will stay that way.

Thanks. I am just curious about how they do it when a resort first opens because there is no previous use year. Also when they "give" you last years points do you pay along with the contract price or are their two separate bills. So if purchasing gfv today with dec use year do they give you the option to purchase last years points or just give them to you and tack onto the purchase price so that the real cost is $165 per point, plus 2013 maint fees plus closing costs?

Using your example, your first points would be Oct 2015 points. You would owe pro-rated dues your first year based on the later of: your purchase date, the start of your initial UY (Oct 1, 2015) and the occupancy date of the Unit you purchased.

The occupancy date also plays a role in when you can use your points. You can borrow from your Oct 2015 points for stays that begin on or after the occupancy date of your Unit. That's because when you use your points, you don't stay in the Unit you own, you are in a sense trading that Unit for another Unit in the same resort or a different resort. If your Unit is not ready for occupancy, you have nothing to trade so your points are not yet valid for use.

You do not get and cannot purchase last years points. For anything other than new construction, your first UY is backdated to the start of the CURRENT use year. In your example, if you purchased GFV points today (or any day prior to Dec 1, 2014) your current UY would be 2013 so you would start with a full set of Dec 2013 UY points. Your first year's dues would be pro-rated from your date of purchase because that is the later of your purchase date, the start of your initial UY (Dec 1, 2013 in this example) and the occupancy date of the Unit you purchased.
 

It depends on when they start sales for the Poly.

Last year they started sales at VGF in April. People with February and March UYs did not get 2013 points because technically the resort didn't exist until April 2013.

Originally they were not going to allow people with Feb and Mar UY to purchase different UYs because of the added paperwork and potential confusion. They had so many people complaining they changed that policy.

Again, it will come down to when they actually open the resort. Hopefully it will be within your current Use Year.

The basic idea is that they don't want more points in play than there are villas to reserve. IIRC with VGF they had a cutoff where those before a certain date didn't get this years points and those of a certain UY or later did. April comes to mind as the first UY that got "this years points" but I'm sure someone will know for certain. Historically they've tended to limit usage of the points for dates of opening of the new resort (or readiness of the "unit") or after but I don't believe they did that for VGF based on what I've seen posted. Again, someone will know for sure. Bill bought early so he can likely address these 2 issues with more certainty.

Would love to stay there in October of this year. If I had an April use year for my Poly points, and bought 75 points, I could use those, and borrow 75 from next year for the stay in October? All I would want is a studio (don't care about the view)

I doubt you'll be able to get April 2014 points but it is possible. Just check and see once it's announced. You can always borrow the next years points if you need to.

IIRC DVD has given points that cover times when the resort was not legally open or declared. Per the post above it looks like they gave 2 UY's of points for VGF that were actually completely past when the resort opened. If they take a similar position it's possible they will give 2014 UY points when the UY is April for someone buying now or up until 31 March. We'll see, I'm sure there are some legal wrangling that has to occur behind the scenes in such situations. I do know that at times in the past they have sold points but not allowed them to be used for times prior to when THAT "unit" opened and also didn't charge MF but it's been a awhile since they've taken that approach. We'll see, I was simply stating it was possible. It's looking like they may have missed some opportunities from what I'm seeing, namely not upgrading the studio amenities in this situation, given the fact it's only studios and the rooms are larger, they could easily have done 3 things that I think they should have done. King beds, more robust kitchen and a W/D (maybe one of those ventless all in one's). As well as this was the perfect situation to extend the occupancy/bedding options. Maybe they did and we just don't know yet, we'll see.

VGC opened in September but points started with June use years. I would expect all use years would be available for 2015 for Poly with an April 1 opening. VGF opened in October.
