I had a couple questions about adding on points direct (increments of 25-50). Are those add on points typically the same price as when you buy a larger direct contract? And does the contract come “fully loaded” as when you buy a 150 point initial direct contract? (Our guide said the initial 150 point contract includes the banked points and you don’t have to pay the dues on those?) Thanks!
 
Yes. Same price.
It depends on when you buy. We added on after our UY but same month and did not get previous years points for one contract. We'd been going back and forth on where we wanted to purchase. Bought later in the year for another and got those points. We didn't pay dues on those that I recall. It may have changed as it's been a while on that one.
 
Small contracts are the same as large for how points come but larger contracts will often have incentives on the price. No contracts come with banked points, they all come with current UY points. If you buy a contract right now with a September or later UY then you'd get 2020 points because those contracts are still in their 2020 UY. If you buy with a UY prior to Sept you'd get 2021 and forward points.

I'm not sure you get incentives on 'sold out' resorts. They want you to buy the resorts currently not sold out. The only one listed for incentives right now is Aulani...as of yesterday. The RR incentives ended.

But don't let that stop you from asking about points for a 'sold out' resort. We called and were able to purchase a small BW contract earlier this summer.
 

Riviera Resort current incentives end September 8th. I believe its $4/pt. Minimum add on is 50 pts. This information is from the DVC member add on tool.
 
When you add direct, you are buying the points and they have to give you current UY points. For new resorts, like RIV, its never a problem. Sold out resorts are different.

So, getting those "banked" points with no dues is a little bit of a misnomer as it all depends on your UY. Right now, anyone buying with a Sept, Oct, or Dec UY, will get 2020 points...which they allow you to bank even though we are passed the banking window...because we are still in the 2020 UY for those months.

If someone adds on direct with a Feb, March, April, June or Aug UY, you are not getting 2020 points because those months are already in their 2021 UY's. However, the dues bill will be exactly the same because its based on calendar year and are calculated from the date you purchase.

So, if I am adding on 50 points at RIV today for my Dec UY, I am getting 2020 and 2021 points. If I am adding on 50 points at RIV today in my Aug UY, I am getting only 2021 points but paying the same thing for 2021 MF's for either purchase.

Price per point is based on # of points. The more you buy, the better chance of an incentive to lower the price. However, they never seem to give incentives for purchases under 100 points.
 
I am in the process of buying my first 220 point - VGF 1 contract. Waiting on ROFR. I got a good deal so I am not worried about the PPP being lower if VGF 2 starts selling at the same price as RIV.

I am thinking about adding more DIRECT points when the new VGF starts being sold direct again and may even sell the resale points in a couple years if the prices are still where they are now.

I have heard that existing members get a better deal than NEW members for Direct Add on Points. True?
I have heard the big breakpoint is at 200 points. True?
I have heard we can start getting membership perks if our DIRECT points are over 150. True?

Anything else we should know about adding on after getting in with resale?
 
I've not heard of a new member not getting the same pp as existing members. No idea on a big breakpoint. I always thought it was 150 direct points as it is what is required to get the blue card perks.

I did think of one other thing re; adding on direct. When we purchased resale, our dues were included in our final purchase price. (This was years ago so that may have changed but I doubt it) With a direct add on, your final purchase price does not include prorated dues for that UY. We purchased 3 small direct add ons in the past and a few weeks later, we'd receive a pro rated dues bill via email and our account online would show that balance due. They give you roughly a month to pay.

If you added on today for your Dec UY don't you pay dues on your 2020 points? I thought that if you did that you would pay dues for both 2020 and 2021 since you get both points. Conversely, I thought if you bought the Aug UY right now you would only pay the 2021 dues so the price would be a little lower.

Dues are based on calendar year, not Use Year. Buying a Dec UY right now would mean you wouldn't pay anything on the 2020 points and you would pay prorated dues on the 2021 (same amount of dues would be owed if you bought a UY that is already in their 2021 UY).

Sure, they used to be a few bucks more for current members and a few bucks more at X points. This is a few hundred dollars and people act like it's a big deal. Here's a recent example of incentives:

I don't know if VGF2 will even do this. It's such a small project, and DVC has nothing else publicly planned.

There are some blue card and some white card membership perks. As a resale member, you already get some of them.

Yes, there seems to be a slightly better incentive sometimes for add on as a member than a new buyer. I think it changes with the incentives roll out each time so you have to check to see what’s the current deal. I’ve never seen incentives for small contracts though.. I think usually 100pts and up.

And yes, once you have accumulated 150 direct points you will have the blue card. You have to maintain that 150pts though to get benefits. So if you sell it later on and you drop below 150 accumulated direct points, you no longer qualify. But it doesn’t need to be all 1 contract. I fulfilled my blue card requirement with 2 small contracts.

  1. I have a current reservation that was booked in the 7 month window in February for a non Home resort.
  2. UY is December.
  3. I Plan to buy a 100 point add on in November that is not where my reservation is booked.

From what was mentioned earlier in this thread, I would be able to receive the 100 "2020 points" and the 100 "2021 points" and Member Services would be able to bank the "2020 points" even though it past the banking deadline.

My hope was that I could modify my existing reservation to use the newly acquired 2020 banked points so that I would be able to bank more 2021 points.

Is this possible or would I have to risk cancelling the reservation and make a new one and hope to get the non home resort that is currently booked?

It should technically work if you go to modify your reservation after your new points are available and it will redistribute and use your banked points first. If worried about messing up you can always call in and have a CM switch the points out for you.

Just to add, that if you are buying a resort other than RIV or AUL..current resorts in active sales…they may not have 2020 points in your UY and would not be able to sell you the add on.

Also, be sure that you give yourself time in November to buy, have the contract loaded, and to call MS to bank as that would need to be done no later than November 30th.

The rest is doable and very easy since you made the trip during non hoke resort time period.

How soon would you see the new add on points ?
We are thinking of adding some to one of our current December UY, but for a different resort.
We would like to take a 2-3 night trip with the new points, either this month or in Nov.
