Difficulty renting Hilton Head Resort points?

Hey everyone,

I'm generally on the DVC boards, but haven't posted on the 'rent/trade' side of things. At any rate, I'm getting close to making some offers on some Hilton Head contracts and was wondering something.

For those of you with experience in renting, is it difficult to rent out the Hilton Head points? Do you usually have to make reservations for a summer month and then try and rent them out based on your reservation already on the books? Or, how does that exactly work?

Like I mentioned, I'm a newbie on the 'rent/trade' side of the tracks, so any help would be appreciated.
 
I could use the help on this topic. It could be a deciding factor in my purchase of a DVC contract.

Not knowing first hand, but, I would suppose that you wouldn't have too difficult a time renting the points out during golfing season - though you'll definitely need to make the reservations early. The other off-season times you'd probably be able to rent the points without much difficulty would be New Years. We went over New Years once, and I do see quite a few people show interest here for New Years at Hilton Head. The place is pretty dead during the off-season, but, it is a good place to get away to and is inexpensive as far as points for a stay go.

Actually, that's the type of information that I'm lookin' for. I guess that I didn't make it clear from a couple of PM's that I got.

I'm lookin' to purchase a Hilton Head resort contract (w/banked points, I hope) and then turnin' around and rentin' a few of the points that we either can't bank or won't be able to use.

My question was geared to find out what the most popular times at HH are and then would it be tough rentin' those out to those folks that are interested.

I have wondered about this myself. I have stayed at HHI twice (one night each time). The first time was in late August last year, a Thursday. I called up the day before and was able to get a 2BR unit (they also had a 1BR unit available) using points.

The second time was a Friday night (using cash). I made that ressie about 10days in advance.

I thought about getting 50 points to cover 1 or 2 nights stay a year (on the way to Disney).

I can see where HHI would be a very popular place to go in the summer time. But, what about the off season? When they sell points, is it based on year round occupancy? Does HHI stay full year round? If it doesn't stay full year round, then would that make it more expensive for HHI owners somehow?

Are you asking if it is harder to rent HH points than other DVC resort points?

You can still use HH points at other DVC resorts, you just have the 7 month window instead of 11, so you can use HH points at any resort- therefore rent them out for any resort or cruise or exchange.

It has been my experience when renting points that the "renter" tells the "owner" what they need the points for: ex: 100 points needed for 6/12-6/15 stay at OKW and you can "rent" any points you have to cover the stay, provided it is in the 7 month window.

Is that what you were asking?

From experience, it is very difficult to get summer reservations at the 7 month period(we lucked out last yeat and got 4 nights Sun-thurs 7/11). We have not had a problem getting ones for the hoiday season(we had done this 5 times). We specifically added on points there to get the 11 month summer ressies and I beleive that Spring break will also be hard to come by at 7 month. If you have HHI points and can do 11 months out, you may be able to get a renter their wishes if they are flexible with the dates.

I think as you continue your journey towards purchasing DVC, you should really concentrate on where YOU want to stay the most, at what times of year, and for how long, and how often. While renting is a popular practice, IMHO, is should be the least of your worries when you are deciding where to buy.

That being said, If you are worried about being able to find renters for points, and you are looking at renting easily, I think WDW will always be a more popular destination for people searching the rent/trade board. The majority of inquiries are for WDW resorts, not HH or VB. Therefore, if you are looking at making ressies for renters, you will be using the 7 month window if you buy at HH. Also, as was previously posted, you usually make the ressie after you find an interested renter, not before, so you are less likely to get stuck with the reservation, and can tailor it to the renter's needs.

Lurk on the rent/trade board for a while and get a sense of the process. And, as has been said before many times, buy where YOU (not potential renters) plan to stay the most. Good luck.

I appreciate the words of advice.

I've been going back and forth for about two months now on the 'buy where you want to stay' theory. Fortunately for me, I will do the majority of my traveling to WDW during the 'off-peak' times and will not necessarily benefit greatly from the 11-month ressie window. I also need to get in with the most cost effective manner because my wife isn't 100% sold on the fact that we want to buy into DVC with a large amount of points.

With that being said, I've figured that I wanted to look for a resale contract in the 100-150 point range with banked points that I can rent out. All the while, having a low price per point (get more points for my dollar initially) and relatively lower maintenance fees. It's not that we cannot afford it, it's just that my DW is a little, how should I say it, 'magically-impaired' :)

So, my inquiry was basically to find out if anyone had difficulties in renting these points out because I wanted to rent out the initial banked points (my own personal Magical Beginnings program) and yet end up with a good amount of points.

My plan is to get in with a smaller contract and then add-on with Disney direct with the BWV points that are available now or possibly when SSR becomes available later to have the 11-month ressie window open in the event of wanting to go during a busier season. Does this plan make sense? :confused:
 
I am going to agree with reneesam, that you should buy into one of the WDW resorts especially since you live in South Florida as well

Looking over 38-39 years, the savings on HH versus WDW will be quite small and looking at OKW for example, with the lower mtce. fees to date and assuming they stay that way, HH will end up costing more

Having spent some time on rent/trade boards, I would concur that the vast majority of traffic on the board relates to WDW locations and not VB or HH

I've often wondered if we made the right decision to "NOT buy where we'll stay", but so far it has worked out for us ... last year at WLV in March with 2 months notice and this summer at BCV at the 6 month window (I modified our ressies at 5 months with NO problem), If we had to switch to another resort, I would have been fine with that ... maybe someday, we'll have definite preference to resorts, but it will be a few years until we've stayed at all the DVC onsite resorts...

We don't plan to vacation during the Christmas/Easter weeks, but will vacation during the summer until DS14 is out of high school. It seems like in recent years, the 7month window is fine. Maybe if travel really picks up, it will be a problem, but I have a hard time believing there wouldn't be ANY 1bedrooms available at ANY DVC resort at WDW in the 7 month window!

I'm looking to buy more HH points to add on ... We're flexible to where and when we stay, and I've found that key to owning at HH but vacationing at WDW.

Any decision you make you will be fine and it's a wonderful decision to make! You'll be happy.
 
I have had no difficulty renting my HH points for the standard $10. However, I have always rented them for other resorts. I have the 11 month window for my own reservations.
