Developer points incentive question

We are considering DVC and are interested in taking the double developer points incentive. So if we buy into AKV with 300 points, I understand we would be given 600 points to use in the first 7 months of our membership. If our Use Year starts in August 2007, and we use the developer points for our WDW vaca in Feb 2008, can we then roll over the actual purchased 300 points into the Aug 2008 Use Year? Becasue if that's the case, I think taking the double points is just about a no-brainer considering it will give us an extravagent amt of points to use in Feb 2008, AND an extra 300 points to rollover and use during the Aug 2008 Use Year. Is my thinking correct?

That sounds correct. By banking the Aug 2007 points you would have 600 points beginning in Aug of 2008.

Jenntish, 160 per contract! buy 1 for 160 & another for 160. 160 minimum per contract. With 1 contract the increments are 25 points. Sooo 160 point minimum & add on 140 to make 300 or 2 contracts for 320.

then once you are owners at DVC, you can add on additional contracts/points that are LESS than the minimum 160. I believe someone else was right saying it's in 25 point increments. So you buy your initial 160 point contract... then buy up a bunch of 25 or 50 point add ons. The smaller contracts sell really quick on the resale market. That's how you can do it!

why would your DH be opposed to the resale market? I used the resale market to buy my 2 contracts. I saved $25 per point at SSR and $22 per point at BCV... as compared with buying thru Disney. Anyone who doesn't buy on the resale market (aside from AKV, which I'm sure isn't available yet) is nuts in my opinion!!! You can save a LOT of $$$ (I saved about $6250 for my total of 250 points)!!! And I did NOT pay closing costs.

The smallest initial contract you can buy direct from Disney is 160 points. After that, you can buy contracts from Disney as small as 25 points. The small contracts you can see on the resale market are those secondary purchases a DVC member made but is now selling.

The first contract must be 160 points. After that, you can add on as few as 25 points if paying cash or 50 points if using Disney financing. This can be done during the initial purchase: one contract at 160 points, then the rest broken up as you wish according to the minimum purchases for cash vs. financing.

The add-ons do not need to be a multiple of 25 points. You could purchase an add-on of 29 points, 43 points, 57 points, whatever works.

You would have a master contract and one or more add-on contracts. They function as one contract in some ways, for example the point totals are combined when calculating banking percentages, and you can combine the points to make a reservation at 11 months if the points are all at the same resort and at 7 months if the points are at different resorts. But you can sell them as separate contracts, including selling the master and keeping one or more add-ons. That can be handy if you feel you might want to lighten up on points down the road.

All your opinions sound very valid. But I feel like I should take advantage of the free developer points bc it will amt to a pretty nice bonus vacation (or 2!) right off the bat. I assume all points would all have to be on the same contract to get the dev pts. Does anyone know that for sure?

And we are definitely wanting to buy into AKV as our home resort, so I know we can't buy that resale right now. It has the most options as far as room sizes, configurations, etc, and we like the location the best. And I would ideally like to get in 2 trips a year. But you all make valid reasons why smaller contracts can be better, especially since the contracts wil last until I am 82 years old! It's all very helpful. Keep it coming!

You pay the rack rate if you take the free developer points, right? Otherwise you would save something like $8 to $10 per point on your contract purchase. It's still a good deal if you need the points in the next 7 months, but they aren't exactly free.

No question about it. split up the 300 points to at least two contracts. You lose nothing and gain all kinds of flexibility and even some value (smaller contracts have a higher per point market value).

Unless they have changed the rules recently, you should be able to break up your initial contract into one 160-pt master contract and one or more add-ons and still get the developer points for the grand total. Ask your guide to be sure this is still allowed. Otherwise, they offer the developer points for add ons of at least 100 points so worst case, you could break up your 300-pt purchase into one 160-pt master contract and one 140-pt add-on contract.

Assuming you can still purchase one 160-pt contract and then one or more add-ons of at least 25 points, then you can decide how you want to split it up. Personally, I wouldn't advocate dividing it up into lots of 25-point pieces, but I wouldn't buy one 300-pt contract either since it would be much harder to sell it later if you want/need to do so. I would do 160+140 or 160+70+70 or 160+100+40.

Some people divide up their purchase based on the number of kids they have so that years from now they can give each child an equal number of points.
