It will still depend. I sold mine that way but there were things like the bathroom fan not venting correctly that had to be fixed due to some law/regulation.

laws vary place to place. we lived near a city that required a separate city inspection be done prior to the closing of a home sale wherein the city was paid a several hundred dollars fee and did their own inspection and could site a whole bunch of things that might not even be an issue with a buyer (not using the city's preferred style of house numbers on the exterior so it has to be changed which then can cause an issue with the exterior paint... :sad2: :crazy2: ) BUT after the report was issued then the buyer and seller had to come to an agreement on who would end up paying for whatever the city listed and dealing with them signing off...it was a nightmare.
 
I don't get marriages like that - like, if we're married we are all-in, together. That's how my parents and other family have handled their finances as married couples so this whole 50/50 thing is so weird to me. If you don't trust someone with your money, why are you marrying them???

I'm single so don't have any experiences with all that but if I ever do get married, that's a non-negotiable for possible future DH.
Exactly. I've never known anyone else who does that. It's isn't wrong exactly, I mean, whatever works for them but that crap would drive me crazy. Dh started signing his paychecks over to me around 6 months after we started dating when I got an apartment and spent maybe 2 night alone there before he moved in. Banks didn't like that without him being on the account so we soon got a joint account to make life easier.
 
Well, out of 24 showings, 8 left feedback saying it wasn't for them and we had 6 offers come in within 24 hours. Happy to say we accepted a cash offer that was 15k above asking. Inspection is set for early next week with closing set for the 25th.
Which means I have until the 24th to completely empty the house out. It's going to be a crazy two weeks of work, but I'm confident it will get done. We're so close now to being done!

My mom told me a long time ago to keep my account separate if/when I get married. She didn't explain why though I'm guessing their were issues when she and my dad split. She and my stepdad had a joint account so I never really understood. But the biggest thing that would get argued about was money.

From the outside, since I've never married, it seems like it doesn't matter if you have a joint account, totally separate or one joint along with separate and you only mingle shared expenses, it all comes down to communication and shared goals, expectations etc. If you aren't on the same page it won't matter what the accounts are.

congratulations!!! dang, that's a fast closing but I guess with the big jumps some markets have seen in mortgages in the last few days people want to lock in rates.

Oh my gosh, how does anyone live in that city. That would be absolutely horrible. My siblings & I are just finishing cleaning out our parents’ house & hope to have it on the market in early May. It will be sold as is. Our parents house was built in 1920 & they did not keep their house in good repair at all. It probably has asbestos too. There was almost no cash in their estates, so any repairs would come out of our own pockets. Which is NOT going to happen. There is a large Arabic population in their area. They frequently buy houses like this & do the work to fix it themselves. Thank goodness the city has no say in how it’s sold. If that was the case, we’d probably just stop paying taxes & let the city take it.

over time most of the population evolved to be renters b/c even if you were not planning to sell the city had all kinds of crazy permitting and inspection requirements for the smallest of home repairs and improvements. it was so bad that the appliance stores there and in the closest other city had special paperwork and purchasing/delivery rules and fees for the residents-the stores knew how costly and time consuming the process could be and how many people would scheduale/reschedule/end up canceling a purchase.

I'm a little late to the party for 2025, but I'm continuing my 2024 Personal Goals.
We are getting serious about buying a small townhouse or condo, so I've been working as much as possible on paying down my debt and increasing my credit score.

- In Jan 2024 my score was 580. As of today, I'm at 705! Hoping to hit 780 before the end of the year.
- Jan 2025, we had about $6,800 in credit card debt. (not including care credit). This is paid off.
- Pay off my car early. Original payoff date would be April 2026 but my extra payments have me paying off in Sept 2025.
- Pay off our DVC loan. We have about $4,400 outstanding. I'd like to pay this off before the end of the year.
- Pay off our Care Credit Card. About $1,700 on it from dental work. Its interest free, so we aren't in a huge rush but we have it budgeted to pay off by October before any interest hits.
- Get passports & TSA Precheck. We've already decided this will be our Christmas gift to each other. Planning 1 or 2 island vacations in 2026.
- Find 2nd stream of income.

I recently quit being a Travel agent. It was fun but too much work that I no longer had time for. I've been thinking of selling on Etsy to create extra income. I've been looking into selling DCL door magnets or printable designs. I've gotten really good at making our own that I think it would be a fun hobby to bring in enough money to pay down our DVC Loan.

Once my car, DVC Loan, & care credit are paid. I'd like to tackle my students loan much more aggressively. Its about $23,000.
I've been making regular payments since 2021. But I think I could shift my current debt payments towards the loan and pay them off in about 2.5-3 years.
Lastly, doubling my retirement contribution. Based on the numbers, I'm about $500/month shy of where I need to be for my age, so I need to prioritize this soon.

But overall I feel good!

Inspection came back and there was nothing that needed fixed prior to closing. We're all set to close Friday. Managed to get a sitter for tomorrow so me and hubby have about 4 hours down there to finish getting the garbage out, I have some time Sunday to go finish boxing up the stuff I've got kind of set around the house, Monday we have the uhaul reserved and will move everything to a storage unit we got. And then Tuesday I can go down and do kind of a final sweep.

We're so close to the end and I'm so ready to be done with everything and also pay off all the credit cards we've racked up while juggling all 3 houses.
 
The house has officially been closed on, the money has been wired, and it's done done done.

The first thing I want to do it get all bills caught up on. We were behind on a few things and I'd like to not be any longer. I'm going to try and schedule an appointment with a financial advisor to figure out the next best move. I'd like to invest part into a long term investment, some into a short term, and some into a HYSA that can be accessible easily in needed. We also are making the appointment to get POA set up so I'm able to help her do more.
 
Been a while since I updated so...

- Max out 2024 IRA contribution before tax season

- Max out 2025 IRA contribution - 0/$7000

- Lose 7 pounds 4/7 -- I'm also upping this goal to a total of 10 pounds.

- Continue regular purging and de-cluttering -- Did a crap-ton of decluttering and did the usual take-everything-out-of-the-kids-closets-and-check-fits and put together several bags worth of clothing donations, a couple boxes of random stuff for Goodwill. Bulk trash day is next week and we have some junk we've moved around many times in the sheds thinking "we might use this...." and then never use it.

- Regularly re-examine and reduce discretionary spending -- Still working on finding alternatives to current car insurance rates. Daughter finally stopped karate right before they raised their rates again so that puts $140/month back in my pocket for other expenses or activities. Looks like our health insurance costs are increasing in June so trying to see if anything can help with that.

- Sell off remainder of bins of eBay stuff in the basement - 0/3

- Put $1,000 into personal brokerage account -- 350/$1000

- Add $500 to each child's custodial brokerage 0/1500

- Read 1 book per month at least 2/12 -- Behind on this :(

Adding new --

- Add money monthly to children's recently opened 529 accounts (better late than never I guess...), whatever I can make myself spare -- $600/???

We have to find out how much it will cost to get a hitch put on our yukon, but I'm keeping it on the lower side of costs and we're in the $8-12k range.

Our oldest gets the national park pass this fall (assuming that is still happening by then) and next fall our younger daughter will get the pass, so we have 2 years of free park passes and it will be a lot of fun to camp. We have family in a lot of places with camp grounds nearby. It's starting to cost us a lot of money for hotel rooms and we're tired of staying at family members homes, so I'm fully into this idea.

We bought a 2003 Viking Pop-up camper last summer and it's about 19 feet long when it's open fully. We were only able to use it twice last year but have more lined up this year.

U-Haul installs hitches for a fair price. My MIL had them put one on her Subaru a couple years ago.
