David's to rent your points

Has anyone used David's to rent their points? I am just curious how long it actually took him before he was able to actually get your points rented. We contracted with him almost 3 weeks ago and I have to admit, I am actually finding it more work having him try and rent them than if I just did it myself. I find that I am constantly having to check my email to see if there is anything from him. Am I missing something? It just seems that I would have been able to rent them much quicker if I had just done it myself and I wouldn't have had to spend the last 2 1/2 weeks constantly checking my email so I can be the first one to respond. For those who have used his service to actually rent their points, did you find it hard to get them rented? How long did it take? I have * points if that makes a difference. I guess I thought he had tons of people wanting reservations and that it would be a quick thing.

Take a look at our Rent/Trade Board and you will see that it is no quick and easy thing to rent out points yourself. Unless you are offering fire sale prices for distressed points, you will be spending quite a bit of time checking availability for prospects, without necessarily ending up with a confirmed reservation.

David's service is preferred by many for the assurance of not getting scammed out of their points. With the economy the way it is, and CRO offering such good deals and specials, it is not as easy to rent DVC points nowadays, IMHO.

It took 2 days on the R/T board. I got the going rate and an excellent renter who paid all up front. I realized during the process that my risk was much lower than the renter since I always have control of the points and reservation. She had to trust me more than I had to trust her. She was a first time renter too. I would think that many first time renters might be drawn to David's because of risk, but then again it is typically (I believe) 30% higher in cost. I don't think I have ever read a bad review about this service. Sorry I can't give you any direct experience.

I am sorry, I am not sure if I was clear. I own the points and needed to rent them out, I am not looking to rent points from someone. I have rented out points once about 2 years ago and had no problems, I actually got them rented in a couple of days. Maybe it was easier to rent your points then. I was just wondering from those who have placed their points with David's how long it took him to rent them all.
 

Can you cancel your deal with him and just rent them yourself now? I've rented points out 3 times and each time I've done it..I rented them all out within about a day! It's really fast on our R/T board as you know since you've done it! I would hate to have to wait weeks honestly. I usually rent extra points for spending money for an upcoming trip. I wouldn't be able to wait weeks. Let us know what you decide to do..I'm curious.
 
I have not use David myself, but a few years back he and I had many conversations about his business, how he got into it and how he wanted it to grow. He's a very smart man, knows the laws well and looks out for the owners while providing excellent service to the renters.

I'd use him IF I ever had enough points to rent :laughing:

There is a lot more work to renting points than meets the eye. I have not used David's service because I haven't had the need to rent points for a few years. Should the need arise, I will use him.

Don't be so sure about that.
Suppose your rentee skipped out without settling their room charges or caused damage to the unit, the member is then responsible. DVC will then freeze your account until the bill is settled by you. There have been some horror stories reported here about things like that happening. Check them out for yourself.

It is by no means a win/win for the member.
 
My understanding with David is that there are a lot of variables about timing..When you signed up with him, reservations requests that come in and how you can be matched up, when your points expire, etc.

I did sign up with David back in September to rent my points. I started getting notified of potential reservations about a month later. But he sends those out to a couple of people and then sees who can turn it around for him the quickest. I was never the quickest.

I decided that this was not a good fit for me and pulled my agreement with him in December.

I am neither endorsing or being critical of his service. It just didn't work out for us.

I did sign up to Davids Rental as I though I wouldnt be using my points however my friend asked if they could use my points so I asked if I could withdraw from his rental scheme. I have not heard of any bad reveiw about his service.

David emailed me back last night and said it takes about 2-3 months for my particular resort points to rent. I honestly didn't realize it would take so long. I have nothing negative to say regarding him and his wife as they have been very nice and accommodating, I guess I just went into this blindly and should have researched it more. My problem is the same as yours Kim, you are competing against several other people for the same reservation and unless you are checking your email every second of the day you may not be fast enough. I feel like I am wasting so much more time checking emails than if I had just done it myself. I am not blaming David's at all, it is completely my fault for not researching it enough before I contracted with him. I think for someone who has never rented before and doesn't have their own references and contract he is wonderful because he knows has all of that, for someone like me, maybe he isn't the best option, only because I really didn't want to wait several months for my points to be rented.

I seem to use all my points every single year. :goodvibes

However, if I were to need/want to rent out some extra points, I would not hesitate to used David's service.

I have only heard postive feedback from both renters and rentees.

We recently started a contract with him to rent out some of our SSR points...it wasn't until AFTER we started the contract that he told me that SSR often takes 6 months to rent!!:eek: If I'd have known THAT I wouldn't have even messed with him at all - we wanted to see some results in a few weeks. Anyway, not long after we did this I lucked into finding someone who wanted to do a points transfer (whew - much easier) so I emailed him to cancel the contract. I think you could also look for someone yourself on the R/T board at the same time. If you find someone first (hopefully for a transfer) then you just email him that you've found someone on your own. I wouldn't feel obligated to stay. The way I look at it is that he must have plenty of DVC members in his cue to use or else the process wouldn't take so long. I don't think you are doing him any harm.

So David only uses points for their home resort? What about reservations less than 7 months out?
 
I just wanted to update. I contacted David's regarding my situation and they were so gracious. I was able to rent all of my points on my own within 12 hours. Thank you all for the advice and thank you David's for being so understanding. I would recommend them anytime.
 
Is it true a renter can not pay their incidentials bill and stick the DVC member with it?

Oh, yeah. The reservation is made with your points and you are obligated for any damage or monetary costs left behind by your rentee. Read your Public Offering Statement. It's all there.

I totally agree. I looked into his service, but it was not at all worth it for me to wait for David to handle the rentals for me. I work well beyond 40 hours a week, have a baby, and I am in graduate school, but I can STILL make time to handle rentals or transfers on my own. Also, I honestly want to communicate with the person who is renting my points and as reputable as David is, I still don't want him as an associate on my contract wether or not it is for a short time.
