Could use some help with purchasing DVC...

I'm looking for a small contract at SSR. Would prefer a 25 point contract then add on direct from Disney. Well, a couple months back I put in an offer in a 25 point contract at OKW, I think it was at $86 per point. Well it got ROFR'd. I definately want this contract at SSR, but really wanna avoid ROFR'd. If there is a 25 point SSR available, what would make a good offer to avoid ROFR? Isnt Disney charging $101 a point at SSR? Is it a little excessive to offer $100 per point for a 25 point contract? Do you think Disney would still ROFR it?

If you buy direct, Disney has a 15 per point discount with a member referral (I can help you with that). The minimum buy is 150 points for new members and the net price will be 86 pp. This is a limited time offer and only apply to SSR.
 
Thanks, but right now I just want 50 points at most at SSR. Right now its just my GF and I. We have stayed at BWV studio, and loved the accomidations. We dont really wanna cook on vacation just for the 2 of us. Later on, we have kids... We'll consider adding points.
 
Here's what I would think about doing. Get a 25-point contract at SSR through resale. Later on.... pbbly sometime next year i'd like to purchase a 50 point contract through DVC directly. I wont be able to go to WDW again until summer next year anyways. Here's my question... If I purchase a 50 point contract at SSR through DVC directly, will I have to pay the base price of $101 per point? Is it a reduced price?

That's going to depend on what incentives they have going on at that time. Who knows by next year SSR may be sold out and you may be buying into AKV at $106/point or whatever it might be.

I'd highly recommend keeping an eye on the ROFR thread (http://www.disboards.com/showthread.php?p=15199459#post15199459) to get an idea of what's passing and what's not.

Disney definitely seems to be scooping up the smaller contracts, so you'll need to pay a premium. Looking at the ROFR thread, I don't see any contracts listed for as small as you're looking to buy. The smallest contracts on there seem to be going for about $10 a point more than what similar larger contracts (150+ points) are going for.

The most recent small SSR contracts were 100 and 120 point contracts that went for around $86/point. You could try offerring that, but I think you'd be better off spending an extra $100 and offering $90/point (or even more).


Realize that the difference between paying $86/point and $100/point is only $350, so you can decide if that $350 is worth the risk of passing/not passing ROFR.

Also, remember that things like the buyer (you) paying the maintenance fees and closing costs instead of the seller makes the contract just that much more unattractive to Disney.

The $101/point is the current list price at SSR. Prices have been going up about $3 every 9 months or so, so by next year the price could be up to $104/pt. There is often a discount available when adding on at SSR but there is usually a minimum purchase of 100 or more points to qualify for that incentive price. For example, for DVC's 15th anniversary Disney is currently offering a $15 per point discount for SSR add-ons when you purchase a minimum of 115 points. So if you want to add on just 50 points, I expect you will have to pay the full price in effect at that time.

Another point: because the incentive pricing encourages people to purchase larger add-ons, I wonder how many people have purchased smaller add-ons (25-50 points) at SSR? If few small add-ons have been purchased, that will make it very difficult to find small SSR contracts on the resale market. If you manage to find one, you should jump on it!

The minimum buy directly with Disney is 150 points. Check the timeshares store to see if they have what you are looking for. Have you check the points chart, I don't think you can do much with 25 points. 1-2 nigths in a studio unless you go every 2-3 years.
 
Hopefully you have contacted a resale broker and asked to be notified if/when a 25 pt. contract becomes available. Normally the contracts under 100 pts. don't even make it to their websites (and if they do -- it usually shows as sale-pending). As mentioned previously, you really need to consider something around $95 or higher to be able to get your foot in the DVC door. Plus, you'll probably have to pay closing costs and possibly reimburse for maintenance fees on current unused points.

Since you don't plan on going back to WDW for awhile, you might want to consider just holding off and looking for a resale contract with about 100 pts. that you can purchase all at once vs. 25 now and 50 later. The reason I suggest that is with your current plan you'll end up having approx. $8000 invested for 75 pts. when you could probably get 100 for not much more.

Also, you might want to consider a resale at OKW (HHI/VB) as the price per point is lower and I don't think you'd have a problem making a ressie at SSR having to wait until the 7-mo. window.

Are you a member now? If not then you can't buy a small contract through Disney. It has to be 150 pts for 1st contract through Disney.

Now if your trying to buy a small contract resale it could be tough if you don't already own pts. Seems like Disney is buying back for the waitlist more so from non-member looking to get in then members. and yes the price has to be right.

I would talked with the timeshare store and tell them what you need.
