Having TTS or some other broker involved can take quite a bit of headache away. They will handle all of the advertising and working with the buyer. All you have to do is sign the paperwork and then get the money. 10% may seem like a whole lot, but the stress and time it could save could be worth it.
If you want to sell on Ebay, you can do it yourself that way, then just have a closing company come in and handle the rest of the paperwork part. You wouldn't have the commission to pay the broker, you'd just have to work out the details of the contract with the buyer yourself.
There are several folks on here that have sold contracts themselves and hopefully they will chime in and give you advice on what you would have to do to sell it yourself. From my understanding, it just takes a bit of time and patience.
Oh, and SteamboatBill makes a good point. If you would still like to maintain a smaller membership, you could always do a 25-50 point add-on, then sell your main contract, pay off the add-on, then use the remaining to pay on your house. It's a pretty good idea to keep your foot in the door. Then after the house things get all settled, you could do more addons... meanwhile, bank/borrow/rent to continue staying at
DVC with all the benefits.
