closing with tts before 6-21. We viewed documents today and will sign and return with closing money. What can we expect next and what kind of time frame is 6-21 realistic?

Check with your agent at TTS.

They know how long it currently takes for their office, Escrow company, the seller, and Disney to complete their required actions.

Unless the seller holds things up, typcially for most transactions it is a week or less (I have had it happen in 2 days), but check with TTS, sometimes the settlement agents get a backlog.

As soon as your documents and funds have arrived at the escrow company and the signed documents of the seller, the property is ready to close. The closing agent will request one more bit of information from DVC which takes a day or two. After that, the property will close.

If all goes well, you could close way before that 6/21/10 date.

From the 2 contracts I bought through TSS, the amount of time to close seem mostly gated by the seller's getting their papers signed and sent in. In one case it went extremely fast. The other case the sellers were getting a divorce and couldn't even get together to get things settled. I was approaching the buyer's cancellation date and was about to cancel when they finally got it together. In talking to TSS, I think my second situation was quite rare.
