Closing Time!

I think time between the following milestones reflects the efficiency of the closing company
1. Passed ROFR -> Closing docs received (typically same day or the next day)
2. Closing docs returned -> Closing, or more precisely, Deed submitted for recording (given fund received, also expected to be 1-3 days)
3. Deed recorded -> Recorded deed sent to DVC Member Administration.
Anything afterwards can blame DVC MA :p

When closing company send the recorded deed is most of time unclear. But that couple days can make a difference for people counting days lol. But when something occurs close to end of Friday, it's understandable that action will be taken the next week.

From the DVC MA side, my recent observation (based on this thread) is that contracts show around 2 weeks consistently after closing. Getting points loaded is a different story
 
When closing is finished, how do you know when your contract shows up on Disney's side? Do you have to call them every now and then or they send you something in email or the mail?

Once closing is done, you want to track that your deed is recorded. It will also be sent to Disney. If you are a NEW member you will get an email with a member id and a separate one with an activation code. These come separately and can even take a few days or more between when they send them. Once you create an account, it may take another few weeks for them to load points. It is a slow process and a test of patience.

If you are an existing member, typically you see the contract added to your dashboard and after awhile, points loaded.

It can vary greatly. There was a time they were taking 4-6 weeks if I remember correctly. There was a holiday and then some other reason and they got backed up for a long time. It was around May iirc

Oh ok so check for the Deed on the comptroller website? Do they send you a physical deed as well? So when people say they are calling member services and sometimes they help and lately they haven't been they are talking about the points being loaded and not the membership showing up? Just wondering who to harass next.. jk 🤣🤣

Some people call once they have an account to ask if points can be loaded. YMMV. MA/MS won't talk to you unless you are a member.

We got this email from DVC Resale Market on closing stating,

"Congratulations your contract is now officially closed!

Thank you for trusting our team in this process! Here's what happens next:

The new deed is sent to the county for recording. Once recorded, the new owner info is forwarded to Disney. Within 30 business days, you'll receive two emails from Disney: one with an Activation Code and another with your Club ID Number. You'll use these to access the Member Website. Ownership transfer and point loading take around 30 business days."

Any idea how long it takes the county recording to happen? That seems to be the only part of this whole process that has no estimated timeline. I want to book for April 4, 2026. Hoping we're done by May 4, 2026 so that we can take advantage of the 11-month window (which is why we bought in the first place).

Who is your escrow officer? I’m also in the process of an Aulani escrow with first American and it’s taking way longer than my last one. I’m wondering if we both just have a slower escrow officer. My first Aulani contract with First American took 36 days between offer and points loaded into my account, which set me up for unrealistic hopes haha.

When I used First American I had Julie Lacagnina. It wasn’t lightning fast but not super slow. She was very knowledgeable and answered any email I sent quickly. She even helped me with something after the fact.

I hate to call her out by name, because I don't know what the bottleneck is. I'll just use initials: EG. I do think a really good escrow officer would help push things along when there are delays. It seems like nobody is really managing or even cares whether things move along.

I don’t think we have the same escrow agent. Maybe it’s also just a busy time of year with lots of transaction after dues have come out.

We had Julie the first time, and it was super fast! It was a fall transaction, so maybe that’s a slower time of year for them and that’s partially why it moved quicker.
