Changing room occupancy rules?

Is there any stipulations in the Ts&Cs where Disney can not lower the occupancy rules for the different room types? I am concerned that we buy into DVC expecting that 1BRs will always be big enough for my family of 5. Then, at the next room renovations and they change occupancy to 4. Thanks all.

Could they change occupancy? Sure, they changed many studios to 5. If you’re a family of 5 like us and buying into a resort that does not naturally sleep 5 in a 1 bd or studio, buy enough for a 2 bd.

We own at SSR (no natural studio or 1 bd for 5) & BCV (studio yes, 1 bd not naturally). We own enough at both to reserve a 2 bd. I don’t trust DVC management to not change occupancy or re-allocate point totals when it benefits them and not necessarily owners. YMMV.
 
There is nothing in any of the timeshare documents or contracts that prohibits Disney changing occupancy in either direction. Nor can there be, as if state regulation were to change such that they had to change it downward, they would have to.
 
You will learn that Disney can do whatever they want to do. However, if you pick a home resort that sleeps 5 in a 1BR now, I think odds are good that it will continue to sleep 5. Those resorts where they only sleep 4 tend to have square footage constraints. I think the trend might go the other way. The Murphy Beds at Poly and VGF could potentially be expanded to other resorts at Hard Goods Refurb time. Also the new fold-into-the-wall beds at Riviera could be put into wider use.
