I think the dues scared most away.

Happy to try to stay here, just not willing to pay those dues for the next 50 years.

Likely don't see it any different than other resorts launching though.

High dues, won't increase for 3-4 years will be in line with everywhere else at that point.

So anyone looking at that I guess will buy in a couple years then.

I would guess it is less about dues, and more that it is a bit of a niche product, as it is very much unlike anything else DVC sells. Once Reflections is folded in with it, assuming that's what happens, it will look much more like e.g. CCV, and be an easier pitch.

This is based on manually gathered data from deeds on the county comptroller website.

Includes all proofed county deeds through 4/30/25.

So far, I have seen a spread of up to 93 days between a CFW "Palm Tree" date and the county recorded date. (PVB data has up to 142 days).
These delays are likely people delaying their initial deposit and then spreading the 3 payments out.
