Buying through The Timeshare Store

If we buy DVC through The Timeshare Store, about how much are the closing costs? I just wanted to get an idea!

I want to say it depends on how many points you're buying. Why that is I'm not sure but we paid $450 on a 250 pts. contract.

We paid $500, I think, on a contract of 270 pts. On top of that, you will pay maintenance fees on the current year's points unless you negotiate something different. We negotiated, and the seller paid 1/2 dues.

I think they range depending on the number of points in the contract. The low is about $ 400, the high (excluding 1000 pts contracts) is about $500.

Last fall, even our small contract of 60 pts. cost $425. or $400.; can't quite remember. The cost is the closing cost done by the closing agency; The Timeshare Store likes to use a company called Timeshare Closing Services. However, you as the buyer get to choose the closing company. Ask your agent for the names of some other closing companies and check out their prices. There's another company called Timeshare Transfer Inc. that is supposed to be good, but less money.

it will run $425 w/TTS.

We paid about $450-$500 in closing. You also need to keep in mind a 6.5% sales tax.

We bought ours for $15,000 from the timestore and I believe after all is said and done, it was about $16,500.

I posted this a little while ago and it went away quickly...

I have not seen a breakdown for calculating closing costs mentioned in any of the threads, just estimates or a range. I found this interesting. TTS explained to me that closing costs are based on the purchase price - figured like this:

$3000-$7000 = $400 closing cost
$7001-$10,000 = $425 closing cost
each $2000 over $10,000 adds $25 to the $425 (i.e. $12-14,000 = $475 c.c.)

They did not give me an under $3000 (didn't ask), perhaps $375. Not sure if this is consistent with all resales, but should be at least close.
