Buying small resale add-on - do they usually go for listing price?

Hi,

We are hoping someone can give us some insight on this...

We own a contract already, but are looking at adding on a small (25-60) point contract through resale. We have checked to see what prices people are currently paying for the different resorts, however, we don't know what the original prices were. Also, the smaller contracts seem to go fast.

Does anyone know - do small resale contracts usually go for asking price?

When you purchase resale, everything is negotiable. The difference between asking price and final offer is going to depend on what the seller is really willing to sell for.

"usually" - yes.

a lot depends on whether the pricing is in a realistic ballpark (so you'd have to do some research to know - based on the price and whether the contract is stripped or loaded with pts.

you can try to offer less than asking price or negotiate terms if you like but - generally speaking - a reasonably priced smaller contract will usually go for asking price and negotiators will typically be passed over in favor of early birds.
 
I got a small contract (65 points) for 10$ less than the seller asked.
It wasn't my ideal UY so I took the risk and succeeded. If it was the UY I wanted I probably would have offered more.
 

From what I saw when I was looking was yes, smaller contracts went for closer to asking price, but I think it also depends on the resort as well. I was looking for a 100 point originally with a June UY. Seems like June UY didn't come around as often as the other use years, but most of the smaller contracts sold within a week of being posted (except Sept UY. Those seemed to last longer). We ended up deciding we wanted 125 instead of 100. I did put an offer on a 100 pt contract, only to find out someone had already offered the full list price. So I offered $1 more. The other buyer ended up going $5 more than list. I backed out at that point. I knew others would come along and was in no rush to overpay. In the end, I feel a little bad. Had I not looked that day, the buyer probably would have saved themselves $7 a point :rolleyes1

So now after I've gone out on a tangent, in my experience smaller contracts sell for more, and sell faster. But as the previous poster stated, it really all depends on what the seller is willing to take. No harm in offering lower. Worst that can happen is they say no.
 
Just signed our closing docs last week on a 50 point contract at OKW. Seller was asking $60 per point, we got it for $55. Not a ton of difference but it was nice to know we saved what we paid for MF on the contract.
 
A lot of small contracts don't even make it to the resellers websites because they go so quickly. You may have competition for a small contract.
 
We listed a 100 pt at SSR last week with the Timeshare Store and it sold in 2 days for full asking price $64/pt with buyer paying all closing costs and reimbursing the '12 fees we've already paid. Don't know if that was a good deal or not but we were pleased with it. Those folks at the Timeshare Store are awesome. It went to ROFR today.
 
Thanks for your responses. We figured it might be competitive as the ones we have been checking out seem to go fast. We are not in a rush, so hopefully we can find the right contract for the right price. Thanks again.
