Buying direct tomorrow: BRV or CCV

What should I do?

Hi all:

So I was sold on buying BRV given the set expiration date (don't have to worry about passing on the dues liability to my kids), as well as the size of the villas and the booking issues being experienced at CCV.

However my wife now says she thinks CCV is better due to the 26 more years (as another poster suggested) for the premium of $4,250. Granted, the extra dues associated with the extra life will be $40k+ incremental. I guess we do get the luxury of getting SOME money back if we decide to sell vs 2042 expiration.

Need your advice on this. Will I be miserable dealing with CCV availability in December? Or is the 26 years for $4.2k too good to pass up?
 
Well I have a CCV in ROFR right now and I’m already miserable thinking of the Dec battle. Lol. But I’d go with CCV just because it’s 26 more years. And I’d actually pay more for a Guaranteed week if I were you. I should've went that route.
 
With my VGF closing right as Disney announced no more EMH and no more ME, I would probably wait.

No ME/EMH could very seriously impact direct sales. I know it would have me thinking twice. What's the point of even staying on site? I'm sure a lot of families are having second thoughts about Disney in general. You know it's bad when even these boards full of rabid Disney fans are talking about going to Universal instead. This could really impact the CCV resale as well, which might be the best overall option mathematically.

There is no rush on direct. It will be there a month from now, a year from now, whatever.

Oh, and if I were buying CCV direct, I don't see why you wouldn't get a guaranteed December week, even if you never plan to use it.
 
I would go for a CCV, early December guarantee week. The guarantee week will be automatically reserved for you each year. You can opt out and booking other weeks yourself.

Due to the point chart adjustments (early December has become more expensive), the early December guarantee weeks, fixed at the 2017 points, are a great deal.
 

I don't know how old you and your wife are. Does your wife anticipate that the two of you will use the extra years? Or is she thinking of passing it on to your kids? I don't know how old the kids are, either, but you have no way of knowing that your kids will be in a position to make use of the DVC points. They could have a partner who doesn't like Disney, they could have jobs which don't allow them to book vacations ahead of time, they could have their own kids who prefer other types of vacation. And they might not be in a position to pay the dues, or they might prefer vacations which are cheaper than annual dues.

So many things are changing at Disney right now (even today), I wouldn't be rushing to buy direct this week.

I think Guides will mention the longer contract date to push whatever contract they are supposed to be selling. They don't even ask how old you are or if you have kids when they do it.
 
Some thoughts. I bought CCV over the summer with the incentives. My intention was that I did not want to pay premium direct $$ for a 2042 resort, but I wanted direct points for ease of getting points and flexibility for use at all resorts. Additionally, I loved WL and thought it would be best for adding on our sons later on to the deed so they could take over the contracts after my husband and I are gone.

I was able to get the days I needed (in 2BR) for Dec 2021, but I think I got lucky because I was on sharply at 8am est on the 11month day. Based on what I was seeing for the weeks leading up to the time I wanted. I think if you want to be sure to get in in December without hassle or stress, you should look into the fixed week. I spoke with my guide today and I believe they have December weeks still available (I was looking at week 49 to possibly add on).

I do think it depends a bit on whether the 2042 expiration matters to you... if you won't be around much after that or will be at an age that perhaps you feel you won't be using the points after that time or you don't intend to leave the contracts to anyone, then perhaps it is better at Boulder Ridge.

Personal choice for sure. If December is a yearly must for you, I’d really look into the fixed week. If you still want to buy direct tomorrow, take away the extra years and the 4K. Now imagine yourself at WL in December. In which DVC Home Villa will you feel the happiest? I’d go with that feeling over anything else.
 
My advice is buy BRV resale. It is much easier to book during the December timeframe. In all reality, however, I would not purchase at all at this time. You may see resale prices start to drop due to changes. The prices are increasing again in a week for direct. So you need to decide soon.

I would think prices wouldn’t see an effect if any on resale regarding this ME disaster. Yes it sucks but it’s still early to gauge it. With direct prices rising, resale should stay strong in that sense.

It’s not just ME changes. Changes going forward with resale vs. direct. There may be more restrictions coming for resale buyers to justify the ever increasing direct points. Just too many unknowns and no rush to purchase at this time. Plenty of people renting out their points right now. I would stay a renter until we see the full extent of the changes coming.
 
Thankfully I did not buy CC to stay at a studio; they are very difficult to book. The studio's seem much easier to book at BRV. You should think about this in your purchase decision - which is why some people have recommended a guaranteed week (so you don't have to think about it if you travel the same week each year). Other room categories don't seem to have the same booking issues though.
 
If you are planning on buying CCV direct for December, have you considered a Fixed Week? If you are planning on using it for December, that's the only way I would buy CCV again (and I own 600 points there).
Can you get the fixed week and then cancel half of it? I would like 2-3 nights at CCV, then others at other resorts

If you were on the fence about DVC or Disney in general, this is a giant shove. Lots of discussions tonight about selling, I would imagine.
 
I would go with CCV. Even if you only want the years that BRV has remaining, you could just sell the CCV contract at the same time BRV would be expiring. Instead of zero value remaining you would get whatever the contracts are selling for at that point for the CCV points.
