Buying at Vero Beach

I'm looking at buying DVC resale and I found a good deal at Vero beach. How hard is it to book at Disney World resorts with a Vero Beach contract?

One issue VB has the highest MFs of any DVC location. IMHO, do not buy VB to stay at WDW; you will not be able to get any of the "cheaper" resort stays (IE: AKL value, BWV standard, etc) at 7 months to make the best use of your points.
 
If that was the way to go, everyone would only own there.

It depends a bit on your travel plans. If you are OK at making your reservations at the 7-month mark and not particularly concerned about which resort you stay at, then you're probably ok.

As others have noted though, the MF is higher at VB than other DVC resorts. You may wan to do a 10-year comparison where you add the purchase price plus 10 years of MF's and compare that to your closest alternative. Its likely that you'll find an OKW contract that would come in lower overall, probably crossing over at the 7 year mark.

it's not hard, usually - if you are happy at a larger resort like SSR. you'll also have more options if you are not trying to book the last quarter of the year in the fall/early winter.

with that said, i would not own at VB to book wdw - there are a number of risks involved that i don't care to take. higher maintenance fees are just part of the problem.
 
My wife and I just purchased at Vero; here are the reasons it made sense for us and our three year old daughters.

1. We have booked at least four summer nights a year for the past two years and planned on making it a summer getaway, for our family. Our cash bookings were already in excess of next year's dues. With our points we will cover our trip and still have over sixty points left for another Vero or WDW low season trip.

2. We are Florida residents and are flexible with travel A seven month window for WDW resorts works for us.

3. We also know that any property in Florida is susceptible to hurricane damage; ask the inland residents of Homestead and Weston, FL about their risk.

4. We couldn't justify buying at a WDW resort for a higher point value for reduced dues, when we wanted to stay at Vero. I was told by a member, who owned at Aulani but lived in Illinois, "Buy where you love and enjoy trying a new resort when available."

5.My family and I have also traveled to Aulani and sailed on Disney Cruise line. We love Disney beach vacations without the parks and ticket cost. We still have access to character dining, RF chipped refillable drink mugs, Mickey Ice cream bars and Pineapple Dole whip by the pool at Vero Beach.

We only had one reason not to buy at Vero. Unfortunately our dream resort of Castaway Cay Villas is only an imaginear's dream.

VB is more expensive over time than SSR, AKV or OKW and will rival or exceed BLT long term. IMO it only makes sense if there are other reasons such as needing to use the points there part of the time. The same can be said for HH though to a lessor degree. I believe giving up the 11 month window at WDW is huge but not a deal breaker unto itself as long as one is OK with whatever the can get, mostly SSR.
 
I just bought my second contract at VB. I did it for the same reasons as MLTU above. I calculated that the savings I got over a similar contract would take well over 10 years to even out even with higher dues. Add in inflation over 10 years and it's even longer. If I don't sell by then, it is 'costing' a few bucks more, but ultimately I'm saving loads over the renting points (which is what I was doing prior). It's up to $15 a point now to rent whereas my contract costs me $8-$10 a point. Plus I get access to see availability, make changes, control my booking.

No, it's not for everyone. But it works for me. I've had no problems so far booking at 7 months or even 5 months and getting prime real estate.

But it'll still cost more long term than buy SSR for the same purpose.
