Boulder Ridge/Copper Creek questions

Boulder Ridge is one of my home resorts. Curious how Copper Creek will affect Boulder Ridge. Any idea is the new villa pool be for both properties? What about the new community hall? Curious how the CC development will impact BR in terms of shared amenities. Wondering if dues will also go up at BR.
 
DVC/resort amenities will be shared by both DVC resorts, how Disney decides on who pays what, only they know.

The new pool belongs to Disney Resorts, not DVC it is a resort pool. All guests share it. And Disney Wilderness Lodge, BRV and CCV will share in the maintenance of both pools and the water play area. Community Halls are the same way. And yes I expect the dues will go up for BRV just like they have every year and a small amount will added for the pools and the Community Hall.
 
So just to clarify - Copper Creek will consist of the bungalows and the renovated rooms/suites in the Lodge only? Is there a projected time for sales/opening? Is there going to be a model to walk through? Have there been any pictures posted anywhere of the work done to date?
 

I've just been following the boulder ridge/copper creek renovations casually. Is there still going to be a main pool and a quiet pool? Or is it just one pool now for the entire resort?

Two pools, the main pool and the new pool that takes the place of the villa pool that was removed.

So just to clarify - Copper Creek will consist of the bungalows and the renovated rooms/suites in the Lodge only? Is there a projected time for sales/opening? Is there going to be a model to walk through? Have there been any pictures posted anywhere of the work done to date?

Like all DVC recent projects there will be a model onsite and a model at the SSR sales center. No specifics released yet but we can see that half of the existing lodge is being converted to DVC rooms and that they are building lake side cabins.

To clarify the bungalows are "cabins" and they are a few feet from the water, not over it.

Boulder Ridge = VWL
Copper Creek = approx 1/2 of WL converted into DVC and new cabins on the land along Bay Lake. All apparent as the entire project hasn't been completely defined and likely won't be until they are ready to begin sales. But that's what they've been working on.

Wife and I are CURRENT DVC MEMBERS at VWL, now renaimed to "BRV". And we have an actual BILL FOR DUES.

That bill did NOT go up anymore than we thought it would - primarilly due to increased FL Property taxes.

The takeaway: for 2017, DVC has not tried to shift improvement costs onto current owners. Now, let's see what happens in 2018.

So I'm guessing that WL hotel rooms not that busy?
And creating new name means sell for higher price with the later expiration year?
Hmmmm......this should make "WLV" more popular for a while??

Should be Better amenities for us j guess :-)
Funny I loved WL so much it is why I bought DVC.....

Here is my take on the issue of how all of the construction at Wilderness Lodge will impact the dues for Boulder Ridge Villas owners: None of the construction costs for the new amenities and renovations will be passed on to BRV owners. Disney Vacation Development will pay out of its own pocket for the costs of the conversion of the Hidden Springs pool to Boulder Ridge Cove, for the new BBQ grills, the new community hall, and any other new features that we don't know about. So if it costs $2 million dollars for these new features, its all comes out of Disney's pocket, not the BRV condo association's pocket.

However, BRV owners will share in the maintenance and upkeep of these new features in future years. If the new community hall costs $90,000 a year to operate, then BRV owners will have to pay their share of this expense. Hypothetically, if BRV, Copper Creek, and the Wilderness Lodge are splitting expenses so that each is charged one-third of the total, then BRV owners will be responsible for $30,000 a year.

Now, correct me if I'm wrong, but BRV owners have never had to maintain a community hall in the past. Thus, whatever they have to pay to maintain a community hall in future years will be a new added expense. Add the new expenses for the BBQ pavilion and the increased costs of maintaining Boulder Ridge Cove, and the end result may be higher maintenance fees.

Thus, its possible that starting in 2018, BRV owners will have additional fees to cover the cost of the maintenance (not the construction) of these new amenities. Of course, its also possible that BRV will find that its share of some of the budget items, such as front desk, transportation, housekeeping, etc, that shared with Wilderness Lodge will go down because the Copper Creek condo association will grab a larger part of the shared expenses.

That is also my take on the situation - and prompted a note from me to DVC several months ago. Once we hit operations I expect dues to show the added costs of the facilities.

What it means is that Disney makes more money sooner selling DVC contracts instead of renting rooms for cash.

This is what I am wondering and concerned about. Thinking of selling my VWL (BR) contract.

I hope it all don't fall to "*hit" if they run out of places to build DVC and just have to maintain what they have.:headache:

I'm excited to see end result:)
