Here is my take on the issue of how all of the construction at Wilderness Lodge will impact the dues for Boulder Ridge Villas owners: None of the construction costs for the new amenities and renovations will be passed on to BRV owners. Disney Vacation Development will pay out of its own pocket for the costs of the conversion of the Hidden Springs pool to Boulder Ridge Cove, for the new BBQ grills, the new community hall, and any other new features that we don't know about. So if it costs $2 million dollars for these new features, its all comes out of Disney's pocket, not the BRV condo association's pocket.
However, BRV owners will share in the maintenance and upkeep of these new features in future years. If the new community hall costs $90,000 a year to operate, then BRV owners will have to pay their share of this expense. Hypothetically, if BRV, Copper Creek, and the Wilderness Lodge are splitting expenses so that each is charged one-third of the total, then BRV owners will be responsible for $30,000 a year.
Now, correct me if I'm wrong, but BRV owners have never had to maintain a community hall in the past. Thus, whatever they have to pay to maintain a community hall in future years will be a new added expense. Add the new expenses for the BBQ pavilion and the increased costs of maintaining Boulder Ridge Cove, and the end result may be higher maintenance fees.
Thus, its possible that starting in 2018, BRV owners will have additional fees to cover the cost of the maintenance (not the construction) of these new amenities. Of course, its also possible that BRV will find that its share of some of the budget items, such as front desk, transportation, housekeeping, etc, that shared with Wilderness Lodge will go down because the Copper Creek condo association will grab a larger part of the shared expenses.
