Boardwalk Contract

We are considering purchasing a resale contract. We love Boardwalk and would love to own a contract there but the expiration year concerns us. We feel like we would get a better value out of a longer contract elsewhere. Are we looking at this the wrong way?
 
22 years is a pretty long time.
While 22 years is a pretty long time, my wife and I will only be nearing retirement by then. Once retired I'm sure we will continue to visit just as often if not more and would love to have a home away from home to travel to
 

I sold BWV last year and replaced it with RIV because my adult kids loved RIV, I was adding them as owners, and we added 28 years more of use for us all.

However, BWV is not really my favorite resort. BWV, especially studios, are hard to get during the fall into January. Because it only has 2 bedroom lock offs, once studios are gone, so are 2 bedrooms,

So, I think you need to decide when you travel and room size you’d want. I think DVC is too expensive to not have what you love and if there is a place you will regret not being able to get at 7 months, then buy there and don’t worry. You can always add more points down the line at someplace with a longer end date to keep the trips going.

We are new DVC members, bought SSR in June. I plan on eventually selling SSR and swapping it for an MK resort but don’t know which one I want yet. Will use the SSR points for a few trips over 5-10 years to see how exactly we use our points and then decide which MK resort we want.
I do know that I love the Boardwalk location and split stays. Just sent a small contract to ROFR to have in addition to our SSR points. If all goes well we will spend a few nights at Boardwalk before switching to SSR or whatever is open.
I am 38 so it will expire when I am 60. I figure at that point I will still have the larger contract with a longer expiration. I plan on keeping my BWV points until the end very end and enjoying many stays at the Boardwalk at a great discount vs cash prices for EPCOT resorts.
 
we own and LOVE BWV (except as previous stated, the 2 bedroom lockoffs non availability are a big pain,) I'll be 72 when the contract expires, and by then, if we still want to go to Wdw, we can figure out other arrangements, or if our plans go accordingly, we'll already be retired in FL
If the expiration date is an issue, maybe get some points there, and then more at another resort that has a longer timeframe?? We love staying in the Epcot resorts area, but often stay elsewhere too, or do a split stay w BWV. We've not had many issues getting non standard rooms at BWV or other resorts, (not studios,) . Just think about what y'all want the most out of DVC. I know it's a lot to consider!

The problem I see with that is we are a family of 5 and have always rented points to stay in a studio. If we are unable to book elsewhere and would have to stay at SSR we would be too large of a family for a studio and to book a larger room we would have to shorten our stay.

I think if we end up purchasing a contract we will probably go with Boardwalk and then worry about what to do at the end of the contract closer to that time.

I had bought BWV initially and still own 150 points there (sold 80 so far). I added 300 points at Riviera and will likely sell the BWV contract in a few years time (bought them loaded and have points on them).

My thought process:
  1. I wanted direct perks to get the AP discounts as short term it would make up the pricing difference and long term who knows what benefits they bring out
  2. I really liked the Epcot area and like you I was having hesitation regarding needing to buy a new contract in 2042 (rather take the risk of selling RIV if we want to move on compared to buying if we still want to do Disney)
  3. Comparing the costs I found it was not that big of a difference when I accounted for the length of contracts (49/50 years vs 21 years)
  4. When I ran the numbers (BWV - Preferred vs RIV - Standard) we were talking about $5-$10/night difference
    1. Yes not the best comparing different views but for me I would always stay Boardwalk View when at BWV where as Riviera I will likely shoot for Standard View
    2. Note that I am perfectly fine and have points to stay Preferred and understand there is an uplift in cost additional and Standard View at RIV is actually a larger category % wise
  5. I really came to the conclusion that the primary reason I was hesitant was the resale restrictions and high MFs
    1. Resale Restrictions are basically accounted for with the discounts you get buying vs the other resorts (I bought at $155/point for 300 points direct - about the same as a resale contract at CCV and not that much more than BLT)
    2. MFs as I started looking would come down and while it will always be more is only $150-$400 more and likely will shrink for a couple years (it already did this year now)
The most important thing though was that I absolutely wanted to stay in the Epcot area, I wasn't 100% happy with the BWV shorter contract, and I had the money to buy Riviera now so I won't need to ever make another large cash purchase of DVC points again in my life.

Oh and I love the resort layout and room sizes and even the option for a Tower Studio for a random summer trip with the wife at times for a slight discount.

But BW has a blisteringly good chart value for some bookings, so don't count it out! Those rooms are hard to book period, and you'll need a BW contract.

Some of these rooms are actually a GOOD deal, and that 11 months is enough to flip the deal. Also, buy where you want to stay. Don't buy AKL because it's a few hundred bucks cheaper a year, if BW is what you love.

There's something to be said for running out the clock on this contract. It's just a different goal than, say, passing on a VGF contract to your kid. There's no "wrong" way to look at it. Heck, both ways might be right for you.

I am in the process of closing my very first contract at BWV. I also have a family of 5 and studios seem to be just fine with us. When looking at places where 5 people could stay, BWV always seemed the best option regarding both price and location. Even if we don´t grab a standard view studios, the point chart for garden/pool/boradwalk views is almost always the most affordable (or at least equal) when compared to other resorts.

I though about SSR, but as you stated, when would we ever stay there? My own suggestion is to go with it. At least take a small contract and then add on on some other resort.
 
Boardwalk can be difficult to get at seven months. If you will spend the next 22 years staying at a different resort wishing you had bought Boardwalk, then buy Boardwalk and worry about 22 years - well, fifteen years from now. If you will spend the next 22 years getting into Boardwalk once in a while, but enjoying your trips with whatever resort you buy or end up staying at, then buy somewhere with a longer expiration date. Twenty two years is a long time, and change happens - both in your life and with Disney. We bought not quite 20 years ago (and we own Boardwalk) and are not nearly as interested in WDW as we were then - but enjoy Hilton Head for a Winter getaway. But our situation has changed. My kids are in college - my son is not a Disney person. My husband travels internationally for business (not in 2020 or 2021, but he will start again in 2022) and I semi retired and travel with him Our youngest in in college 1500 miles from home, so visiting them is important. And Disney has changed - the quality that was there in the 90's really isn't anymore. Food has gone through a terrible decline. Its expensive - especially when we look at spending the same amount to spend a week in Europe. I think people's crystal balls on the future are good for maybe ten years out. Fifteen maybe. Making a decision now for 22 years in the future? There is a lot of life between here and there.
 
Buying at BWV is not going to be your best value, financially speaking, and it does not give you the longevity RIV, VGF, CCV or PVB gives you. That said, there are a lot of advantages to owning at BWV (11 month window, point chart, proximity to Epcot/DHS). I just added 50 points to my 100 PVB points, primarily for use while my kids are still going with us (they’re 9 and 6) and we will make a decision in 2042 on what we want to do to replace those points.
 
BWV is one of my favorite resorts to stay at. Been lucky at 7 months several times now! I would love to own there, but I cannot get over the 2042 expiration date. I have a $ amount in mind that if I saw a contract for that price, I might pull the trigger and buy there. I have 5 other contracts (SSR, 2 VGC, and 2 AKV), so honestly really do not need more points, but still think I need some BWV to complete the portfolio.
 
We must be about the same age. I specifically did not buy a contract that would expire in 2042 because I wanted to make sure we had a longer term. It was definitely a factor for me. I bought at AKL. Now I'm actually looking at adding on points at HHI, but only because we really want to stay at HHI and would be using the points specifically for that purpose (the points at HHI being listed at cheaper prices, although the dues are higher).

You have to weight out what your important qualities are in a contract and what your usage will be like. Since we will normally be in 2 bedroom units, I should have more success getting other resorts at the 7-month mark than people who are looking for studios at that point. Plus, we like OKW and SS, so if we book last minute and that's all that's available on WDW property, it's not really an issue for us.
