April UY rarer than others & a UY ?

We just purchased our first DVC contract and it has an
April UY. We had originally wanted October or September, but this one came available so we jumped on it. I have been looking on all the resale sites and it seems that April UY is not listed for sale often at any of the resorts. Is that UY harder to come by in a resale? Also, to those of you with two or more properties, did you give any thought to coordinating your UYs across the different resorts? Why or why not? We are going to only addon at the BCV for April UY to keep everything there in sync, but when we branch out to a second property, we are just wondering if we should stick with the same UY at the seond property. Thoughts?
 
We have two different UYs at two different resorts. So far it is not a problem.
We do have two different Member Numbers (two blue cards). It does give a bit more flexibility when making reservations to avoid the last 4 months of the UY. Life is a bit less complex if you have one UY. It also gives an 11 month window at two resorts for reservations. I am sure there are folks out there who have many more than two.

In a perfect world I would have prefered the same UY but different resorts is a real plus for us. Since there are 8 UY months if you wait for a specific UY you will probably wait much longer.
 
February, March, April, June, August, September, October and December.
 

January, May, July and November are not use years. The other eight months are. That April may be low in number for resales is just happenstance.

If you have a use year and then add on later, Disney will only sell you the same use year for that add-on. Thus, if you have April now, any add-on will also be April. The exception: you can get a new use year later by request if you purchase at least the same amount of points that a new purchaser must buy, meaning you would need to get at the time the minimum number of new points that any new purchaser must purchase at the time that you buy (that has varied over time and is currently 160 except at AKV it is 100 under a special deal). Second exception: you could later buy another property in resale and you get whatever use year that resale has.

We also have an April UY . . . and I've noticed that same thing that you've noticed regarding resale contracts and the general lack of April UY listings.

Talking to our guide recently, we could do add-ons immediately for any current DVC resort in our April UY ... with the exception of BCV which we'd have to waitlist for. So, there ARE April UY's out there . . . but as for the distribution of them on resales listings, I do agree that they are harder to find.
 
just depends on what they are selling at the time, unless you ask for a specific UY month.
 
When purchasing direct, what determines the UY you get?

Depends on situation:

For a resort Disney is selling on the open market and is already open, it usually tries to sell a use year that begins 3 to 5 months before the date of the sale, e.g., in June they are often selling Feb or March. That way the new purchaser gets immediate points and another allotment in less than a year (a selling point).

For pre-sales, meaning they start the sale process before a resort opens, they sell points that begin in the year the resort opens and that can throw off that 3 to 5 month advantage. For example, AKV Jambo first opened July 2007 but they started selling points in Feb 07. They could not sell points that began in 06 and thus were selling in Feb 07 the Feb use year.

A similar situation exists with AKV right now because they are dealing with Kidani which won't open for occupancy until May 2009 and thus they are selling points that won't be issued until 2009 but filling in the gap with developer points for use at SSR.

If it is a resort that is already sold out (Disney gets back points through foreclosures and right of first refusal and thus sometimes new purchasers can get an older resort), it just depends on whatever use years are available.

For add-ons, meaning points you purchase after you have already become a member, Disney sells you the same use year that you already have.
 
For us having all of our contracts with one UY is much easier. Why waist brain power when you don't have to. :thumbsup2
