Any savings with BCV, BWV, & BLT via resale?

You bought BCV resale in 2013. In the first part of 2013, resale prices were around $85 and direct was $115. That appears to be a worse savings than today. 26% off then vs 29% off now (85/115 vs 110/155).

I bought later in mid 2013 paying $65 & $85 when direct prices were approx $125- $130. That's a big difference in savings & time to break even. Obviously, the market is not the same but the savings now are marginal & break even longer. Also, the 100 point or less contracts sold almost immediately after hitting the market vs. now staying for days at least in many cases.
 
I have to agree. I did the same thing!

VGF opened at $145 so your pricing seems reasonable to me & it is a flagship resort with a longer expiration. it is also not available to buy direct so makes sense if you want to stay there.

I still don't agree.

85/130 = 34% savings
105/155 = 32% savings
 

$65 bw & $85 bc / 130

Smaller contracts (100 points or less) $120 / 155
Yes, they are getting 120 as I have spoken to several brokers.

I was quoting BCV. BWV is selling around $90. 90/155 = 42% savings.

The last BCV contract to go to ROFR was 50 pts at $105 six days ago:

I think we've long agreed that 25 point contracts aren't usually worth the hassle of the resale process. 50 point contracts have been borderline. I don't think that bar has reached 100 point contracts yet.
 
Is BWV 200 pts really going for $90pp now?!!

Even the higher point contracts are listed in the low 100's. I don't find it true that the average is 90 even for the higher point contracts with some price negotiations.

I don't think 1 contract is a true indicator of current market conditions. Look at all the broker's sites prices and then call & try to negotiate. Let see how long the 30 point bw contract for $130 sits there....small savings does not remotely justify a hairline savings over direct.

In addition, $90 is not the average for bw even larger contracts with negotiations.

No, and neither does your 1 contract that you bought. I was in the market for BCV at that time, and 85 was a very good price. Again, you are now focused on 30 and 50 pt contracts. That was never the original premise. If you are buying 100 pts or more, buying resale can be a significant savings. Just as it was in 2013. I think everyone would agree that you will not save much if anything on a 30 pt contract. That doesn't mean that all resales don't have any worthwhile savings.

What I paid for bcv when I purchased was market average. Even Paid a few dollars over listing price to help with rofr because I saw the market prices trending up. Back then, 100 point or less sold right away but not necessarily at today's prices. I did make a reference to 100 point or less in my original post. Bcv now is listed in the $120's

I think I've beaten this to death, but my last words are this:

You only mentioned 100 pts in regards to selling time. In terms of savings, there are still SIGNIFICANT savings on contracts > 100pts. That is all.
 
Ok I am a new person when it comes to DVC, so I have quick question, when you say stripped contract what are you referring to as well as when you say overloaded contract. Me and my DW are very interested on DVC either direct or resale but we would appreciate some insight into some of the terms and what we should look out for

There will be slightly different definitions but usually it's a comparison vs what you'd get if you bought direct from DVC. So a stripped contract does not have current points available for use - they are either available in the upcoming UY or even further out. A loaded contract will have more than what you'd get from buying direct - so it will have banked points, current points and all points going forward.

When you buy direct you will get current UY points and all points going forward.

loaded: 400 points currently available (all 2015 points and 200 banked 2014 points), 200 points coming in February 2016
stripped: 0 points currently available, 200 points coming February 2016 (or worse, all 2016 points have been borrowed and used and no points coming until Feb 2017)


Let me make this really simple for you: buy a loaded contract. I've bought two resales and both were loaded (200 pt VWL with 400 available and a 250 BLT with 500 available).

You could turn around and rent points for $13 per point via David's Vacation Rentals. So look at your "real cost" for equivalent deals.

BLT 200 point contract at $125 per point our equivalent contract will be 0 points currently available, all 2016 points coming
standard: pay $25,000 for contract, rent 200 2015 points $13 per point = all in cost $25,000-2,600 = $22,400
loaded: pay $25,000 for contract, rent 200 2014 points and 200 2015 points at $13 per point = $25,000 - 5,200 = $19,800
stripped: pay $25,000 for contract, no points to rent = $25,000


You will never find a standard contract listed for $13 less than a loaded contract or a stripped contract for $26 less than a loaded contract. Loaded contracts are the best value out there.
