Any ROFR news?

would you believe ... i missed jaki's call last night
she called 8:50 on sat nite ... and we were home, but outside
and didnt get the message until 9am this morning

so now i left her a message .... more waiting

could it be good news ... almost 9pm on a saturday nite
19 days after we went to disney

I have a question for all in ROFR...who actually sends the contract to Disney?

We went through Jason at the TTS. Once papers were signed there, he sent us to some Title place...(I can't remember the name) I called there and talked to Nancy, and she said she sent us to Disney on the 20th. Well, Jason told us we went to ROFR earlier than that. I am confused...can someone help me????

The exact same thing happened to us. With Jason too.

My guess is that TTS forwards ROFR stuff to both Disney and Timeshare Closing Service. Hence the confusion. When I last spoke to Jason I told him this and he say to me that his date was the correct date. He also told me we would hear from him, one way or another.
 
as i suspected .... we were ROFRed by disney

224 pts coming 10/2004

we went with 70 per pt with 1/2 MF
(whch roughly equals 68 per pt)

now the good news ... the seller is willing to renogiate(sp?)with us ... we're going to try again on the same contract at 72 per pt 1/2 MF

will keep ypu posted ...

I really feel bad for you and your family. However, we've lost this battle, not the war! Keep plugging away.

I didn't think you could counter offer Disney. I thought ROFR meant they could buy back the contract at the agreed upon price.

Let us know how you make out with this.

:( Ouch...sorry to hear that. I'm so sorry for you...it's so disappointing! Sounds exactly like what happened to us. I was afraid, when you said Jaki left you a message, that it was bad news. But I'm thrilled for you that the seller is working to renegotiate. Please keep us posted! And TONS of good wishes coming your way.

Did Jaki say that you would hear more quickly with a renegotiation? Or does it start all over again with the ROFR process....2 week wait, etc?

heres the deal ... we told jaki we'd call here monday
to tell her if we were going to offer 72 per pt and go back to disney (mike i didnt think you could go back on the same contract ... but this is what they tell me) ... i think we should make another try on OKW
but hubby is thinking saratoga springs

were back to they whole "ten years more" ... (with this new OKW deal ... were down to 2k difference)

does anybody know ...
1. any there any other fees on top of the 85 per pt at disney ... closing costs etc.. if we go with SSR?

2. if we're not getting pts until march or april of 2005 ... when do we start paying MF?

IMHO I would;

1. go for the OKW renegoiation. You're going to save 2k! That's 5 AP's or 10 R/T plane tickets from NJ or all your expenses for a 10 day trip to WDW. If you must spend the extra 2K, buy more points!

2. There are no other cost to the 85 dollar Disney price.

3. You start paying MF's in January, regardless of your UY.

Pakdayton: Sorry to hear that you got ROFR'd but it is encouraging that the seller is willing to negotiate so you don't have to start back at square 1!! When you mentioned that Jaki did not leave a message, I was also concerned that the news was probably not good! Better luck this time around...
 
pakdayton...let us know what you decide. I've heard great things about SSR...it looks beautiful! We actually have a tour scheduled for our Oct/Nov trip. But I agree that 2k is nice to keep in your pocket ;), and we just *love* OKW....I've been a big fan of this resort since it opened. I don't think you can lose either way.

When buying into SSR, you shouldn't have any maintenance due until your building is ready for occupancy or the start of your Use Year, whichever is later.

If you buy a March UY and your building opens 3/05, your dues should be pro-rated for 10 months and direct debit (if you choose that method of payment) would begin March or later.

If you buy a December UY and your building opens 3/05, your dues would be prorated for just one month of 2005 and you probably won't have the amount debited until December.

Shouldn't be until at least April '05. Check with your Guide to be absolutely certain. The exact dates will also be specified in your paperwork.

We agreed to buy points at SSR in October '03. February Use Year. Building scheduled to open on May 17, 2004.

Our first automatic withdrawl for dues was July 1, 2004. Total amount paid for the year is prorated portion of $3.80 per point based upon the period May 17 to Dec 31.
 
Does anybody have any experience or clue on what the effect of the existance of current points has on the ROFR process. Im just begining this and would like to get a pass on any offers I make but I'm sure that Disney probably has some value added basis for the existance of usable existing point as compared to a contract were the point have been borrrowed from years to come.

my broker said that disney bought back 8 out of 15 contracts that she presnted to them

now i dont know if she was talking about OKW contracts only ... but she said that everything at 72per pt passed and one contract at 71 (no current pts) passed ... we didnt get into who was paying MFs

maybe this helps in your figuring and waiting

Again, I'm so sorry yours didn't work out. Good luck with your decision between renegotiation and SSR.
 
It's very hard (impossible) to figure out what Disney looks at in each and every contract. Ours passed at:

BWV
$71 per point
buyer paying all of '04 MF's (all points still intact with 26 coming from '03)
buyer paying closing
DH figured it up and it came to $77.03 per point. He said all along that Disney wouldn't buy it but I just felt at the $71 price they would. I was so glad to be wrong!
