Any downside to this?

Hey guys. We are buying 200 points at SSR. We are having our rep draw it up as two contracts: 1 for 150 point and one for 50 points. We figured that in the event of having to sell, the two sets of points would give us more flexibility. She said the cost was the same and the only thing that would matter was that we'd have to sign two sets of paperwork.

Do any of you vets out there, see any downside to splitting our points like this?

I think a downside would be on the contract for the 50 points. I thought that their current incentive of $10 off the $89 is only good on 100 points or more. Not sure on this, though. You may want to check it out so you can get full credit.

Well I specifically asked about the $10 credit and she said it would not effect it. I guess that's because we are buying 200 total.

With a contract as small as 200 pts. I am not sure it is such a big deal. If you were buying 500 points, I think two contracts would make sense, but a 150 point contract and a 50 point contract are both small enough, that I am not sure it is a concern.

It won't hurt a thing, and could work to your benefit in the future. Probably a good decision.

If your goal is easier to sell if you want to get out of DVC, 200 points is not a big enough contract to worry about it languishing. If you want the flexibility to sell the 50 and keep the 150, ok, that is reasonable.

History has shown that people tend to add on, not sell off.

As long as you get the full incentive, you should have no problems. Just be certain about this. Otherwise there is NO downside and it gives you more options down the line.

When we bought at BCV we bought (3) 100 point contracts. We got Magical Beginnings and all the other stuff ( prints and backpacks given for 150 pt add ons) but we had to call and fight for these things. --- My guide didn't even know about the give aways and was sure I wasn't eligable. I just told him to make it happen and eventually he did. It seems at 150 points the dept responsible for the give aways is alerted to send backpacks and resort prints. Since I didn't have any contract with 150 pts they didn't know to send them. If I hadn't read on the disboards about the "prize" for 150 pts I would have missed out. I really resented it when my guide stated some of his peers who were selling DVC were trying to pull something and they made it hard for him an "Honest Man". As it turns out he was not so much honest as he was uninformed.

You battered them into letting you buy without buying a 150 pt contract and then got them to give you the goodies too, I'm impressed. How hard did you have to fight for the three 100 pt contracts instead of at least one 150 pt contract?

The only downside, I think is when you go to sell both contracts, the closing costs on them would be double approx(each contract $400). From the standpoint of buying small contracts, it's the closing costs that make them expensive. If I was to buy a small contract, I would request the seller pay the closing costs.

I have been in sales for a long time so I know when I can push and when I can't. The three contracts were a piece of cake but the goodies were very aggravating to say the least. It gave me a whole new vantage of my guide. I learned that he is not in a position to make even the most mundane decisions. At least that is how he came across.
I have never gotten anything from DVC so I was annoyed when I had to fight for the stupid backpacks. We are owners from '92, have purchased 1200 pts from him over the years and given him referrals from people we meet and tell about DVC. I don't think we will buy anything from him again and I will certainly not refer him to friends.

The closing costs normally go to the buyer and it's much easier to sell smaller contracts and at higher prices compared to larger ones.
