Any Canadians own Disney Area Vacation Home

We are considering buying a condo or townhouse in the Disney area. Is it a good investment? Does any one have any experience and advice with this? We have an appointment with an Agent when we go next month. We are thinking Windsor Palms or Oakwater resort. Would these areas be easy to rent out? Thanks in advance.

You'll definitely want to get advice about both the Canadian and US tax implications of purchasing a rental property in the US as a non-resident. It may be more trouble and less lucrative then you think it might be....

I have no first hand experience with this, but I will pass on what an Orlando real estate agent told me 4 years ago when I looked into doing this;

If you want and can afford to buy and maintain a unit without getting any rental income, go ahead. Any potential rental money will be a bonus.

If you are purchasing with the expectation of using it sometimes and renting it the rest of the year, don't.

The Orlando market is saturated with rental units and the odds of renting your unit enough to cover all the costs are very small.

We own in Florida, and it's been great! We use it a few times per year, and rent it out when it's not in use. Has worked very well for us. It's important to buy in a resort that is popular with tourists with great amenities. Visit the resort personally, use Trip Advisor for researching but be careful with that, there's just no pleasing some people and most units in a resort setting are individually owned so there will be some good, some bad. As long as you make yours a "good" one, you should be fine. Also important to choose a good management company. Good luck!
